Freddie Mac reported a national average 30-year fixed mortgage rate of 7.28% on October 1, 2026. That is a national average, not an individualized quote, but it illustrates why a move-up decision in Marietta should be evaluated through the monthly obligation rather than purchase price alone.

I would include principal, interest, taxes, insurance, association fees, maintenance and any immediate renovation costs. Waiting may change the rate, but it may also change inventory, pricing and competition. None of those variables comes with a promise.

The concrete action is to stress-test the expected monthly cost at the quoted rate and at a rate one percentage point higher before deciding what feels comfortable.

A Marietta home can appear beautifully updated while still carrying costs that are easy to overlook.

If you are buying, do not limit your due diligence to finishes and visible condition. Review the age and available service history of the roof, HVAC, water heater, major appliances, drainage systems, and any septic components. Confirm whether additions and significant renovations were properly permitted when applicable.

Concrete action: create a five-year replacement schedule during your inspection period and assign a preliminary budget to every major system. This can help you evaluate the purchase with the condition of the entire property in view.

Consider me pinned. I am officially a CCIM.

These photos are from the pinning ceremony in LA last night. Getting here took graduate-level coursework in financial and market analysis, a portfolio of commercial deals, and one very long exam.

CCIM stands for Certified Commercial Investment Member. Here is why I did it: my clients deserve more than my opinion. If you are buying an investment property, leasing space for your business, or figuring out what to do with a piece of land, I want to show you the numbers.

I also own what I advise on. Office, rentals, a boarding barn, and land I have taken through entitlement myself. I have made these decisions with my own money, and now I have the letters to go with it.

From raw land to a finished neighborhood: I just wrapped up over two years of work taking an assemblage of parcels through the full LDP process, resulting in an 18-lot subdivision on Friendship Church Road.

Getting there took rezoning, engineering and site design, securing sewer easements, splitting off a separate parcel, stormwater and utility approvals, plat recording, and constant coordination with the county along the way, all while working alongside multiple sellers, engineers, multiple attorneys, the builder team, and investors to keep everything moving.

It's not a fast process, but it's how raw acreage becomes a buildable community, and I'm proud of what came together on this one.
