Summer Homebuyers Find Creative Solutions Amid Rising Costs
This summer, we’re seeing how rising costs are influencing our local real estate landscape. In July, existing-home sales dipped by 1.7% compared to June, though there’s a slight year-over-year increase of 0.7%. With inventory still low and mortgage rates hovering near 6.6%, buyer activity has naturally slowed. The median home price now sits at $434,100, which is putting significant pressure on first-time buyers trying to break into the market.

Having worked in real estate across the Chippewa Valley since 1991, I’ve watched these cycles unfold—and I know how crucial it is to navigate affordability challenges thoughtfully. Our community’s strength lies in its balance of opportunity and quality of life, so these shifts matter to all of us. US Housing Prices Keep Climbing
As someone who's dedicated decades to real estate here in the Chippewa Valley, I continue to see how national housing trends impact our local buyers and sellers. Home prices remained strong across the country—even after the surge in pandemic-driven activity eased—mainly because demand is still outpacing the number of available homes. That classic challenge of too many buyers and not enough listings is as relevant as ever, and it’s certainly something I encounter daily in our community. In markets where new construction has picked up and demand has softened, buyers are seeing more room to negotiate as homes stay on the market longer. Nationwide, sales are still on the rise, even with higher mortgage rates, thanks to steady job growth and rising incomes. While it’s encouraging to see incomes growing faster than prices for now, the reality is that higher mortgage rates are still the biggest affordability hurdle buyers face in the short term. My years in this business have taught me that understanding these shifts—and knowing how to navigate them—makes all the difference for clients looking to make smart decisions in any market.
