Median sale price is sitting at $1.2M, up 4.2% year over year. Homes are averaging 7 offers and moving in about 37 days, real competition by any measure, without the wild swings that come with a thinner, ultra-luxury market.

If you own in San Gabriel and assumed it doesn't get the same attention as its flashier neighbors, the current numbers tell a different story.

Twenty years in, the calls I get most are still the ones other agents don't want. A listing that expired without selling. A FSBO that's been sitting longer than expected. A property in an estate that three siblings can't agree on. A homeowner behind on payments who thinks their options ran out.

None of those are simple transactions, and that's exactly why I take them. Most of what I've learned about pricing, negotiating, and getting a deal to close came from the complicated ones, not the easy ones.

The comps you pulled six months ago are already out of date. In a market that's shifting city by city, pricing off old data is the fastest way to sit unsold.

A few things worth knowing before you set a number: pricing to today's comps matters more than pricing to what the house down the street sold for last spring. Days-on-market trends tell you as much as price trends do. And a price cut after 30 days on market almost always costs more, in dollars and in buyer perception, than pricing correctly on day one.

This is where local, current data earns its keep. What's happening in Alhambra isn't what's happening in Monrovia, and your price should reflect the market you're actually in.

Monrovia hasn't seen the price pullback we've been tracking elsewhere in the SGV. Median sale price is essentially flat, up 0.1% year-over-year. What's changed is speed: homes are selling in about 37 days now, down from 44 a year ago.

That’s something to consider if you’re evaluating a sale. The SGV isn't one market right now, it's several. Alhambra is correcting on price. Monrovia is holding steady but moving quicker. What's true two cities over may not be true where your home is.

If you want a read on what's actually happening on your specific street, that's the kind of detail worth getting right before you price.

I walked through a property in Temple City recently that stopped me at the door. Ceiling coming down in places, holes in the floor, no toilets or sinks, rats. It had clearly been empty for years.

The listing was marketed like any other home on the block. Same photo style, same description language you would use for a place that just needs new paint.

Here's the problem: a home in that condition won't qualify for most conventional financing. No working kitchen or bath, safety issues throughout, no lender is signing off on that. The buyer pool for a property like this is investors and cash buyers, not the traditional financed buyer the marketing was written for.

The location was excellent. The bones were probably there. But market a distressed property like a turnkey one, and you're showing it to the wrong buyers and losing time nobody gets back.

This is exactly the kind of situation I specialize in: knowing which properties need a different strategy, and which buyers can actually close on them.

Once an offer is accepted, most sellers assume the hard part is over. It's not, it's just a different kind of work.

For the next several weeks, escrow is where inspections happen, the appraisal gets ordered, and the buyer's lender does its underwriting. Each step has its own timeline, and a delay in any one of them can push your closing date.

Most sales in the SGV close in around 30 days from acceptance, assuming financing goes smoothly and nothing unexpected turns up in inspection. Knowing what's coming, and when, is the difference between a stressful escrow and a boring one. Boring is what you want.

Every year the pattern looks about the same. Families push to close before the new school year starts, and that creates one last wave of urgency in July and August.

After that window closes, activity historically slows. Fewer new listings, fewer showings, and homes that are still sitting in October usually need a fresh look at price or presentation to get attention again.

None of this is a guarantee. Every property and every situation is different. But over 20+ years in Pasadena, Arcadia, and San Marino, I've watched this rhythm repeat enough times to know it's worth planning around instead of reacting to.

People sometimes ask if working with a solo broker means slower service compared to a big brokerage. It's the opposite in my experience.

At a larger firm, a seller's question often travels through an assistant, then a transaction coordinator, then gets reviewed by a manager before a decision comes back. Every one of those steps adds time.

When you work with me, there's no chain to go through. I take the call, I negotiate the offer, and I make the decision, all in the same conversation. Twenty plus years in the San Gabriel Valley means I've made most of these calls before and I don't need to check with anyone to make them again.

If you've ever waited days for a callback that should have taken five minutes, that's not how this works.
