Timber is a significant part of Van Zandt and Cherokee County's rural land value. When buying timbered acreage, it's worth knowing:

🌲 Timber rights can be severed from surface rights
🌲 Standing timber has assessed value
🌲 Prior timber leases may still be active

Tuesday tip: What happens if title issues are found? 🚨

If our title search turns up a problem — an old lien, a missing release, a gap in the chain — we don't just flag it and move on. We CURE it.

Sunday real estate read: What's the difference between rural and residential title work? 🌾 vs 🏠

Residential: subdivision plats, HOA docs, standard lender packages.
Rural: mineral searches, timber rights, access easements, agricultural exemptions, old metes-and-bounds legal descriptions.

Both require precision. Rural just requires a bit more East Texas know-how.
