Would you want your realtor to also be your lender? Believe it or not, that used to be common. Real estate pros wearing multiple hats. It's rarer today, and California has added consumer protection rules around it, which is a good thing. There are absolutely great professionals out there licensed as both a realtor and a mortgage loan originator. But I think it can be a bit of a perfect storm.

It really comes down to an individual decision. There's no one right answer for everyone. That said, when you separate those two roles, you give yourself an extra layer of independent advice.

This House Has a View... and a Villain (It's Your Insurer)

What if the view you love is quietly becoming the most expensive feature of your home? Across California, homeowners are opening envelopes from their insurers and finding premiums have doubled, or worse, they're not being renewed at all.

The view, the wooded lot, the open space, the water. That used to be the selling point. Now the real question is: can you afford to insure the home? Premiums can swing wildly zip code to zip code, neighborhood to neighborhood, sometimes even street to street.

My advice: the moment you find a home you're interested in, call your insurance company. It's an unavoidable factor, so you might as well know upfront. It could be the edge you need to make an informed decision, whether you love that house or not.

For years, a lot of would-be homebuyers have worried about the same thing. How do you compete with big investors who can swoop in, pay cash, and snap up the houses you want?

Well, worry a little less. Because right now, those big investors aren’t buying up the market. They’re backing out of it.

Why Privacy Sells Homes Faster Than Upgrades

Want to know the most valuable feature in a home right now? It's not square footage. Not the chef's kitchen. Not the cabinets you just redid or the bathroom you just upgraded.

It's privacy.

In Orange County, privacy has become the scarcest amenity, and for 2026 buyers, it's the new luxury. People are bombarded all day, every day. What they want when they get home is quiet. A place to actually get away from it all.

So if you're selling, don't rip out those mature trees or tear down that hedge line. They're doing more for your home's value than you think.

And if you're buying, pay attention to this. You don't want to step outside, or look out an upstairs window, and see straight into your neighbor's yard. Privacy is the premium now.

Keep the hedges. Keep the trees. That's the tip this week.
