Boston Indicators just released a new report on ADUs in Massachusetts—a “year one check-in” after the reforms that made it much easier to permit accessory dwelling units. 🏡

Quick takeaway: permits are way up (over 1,200 issued), but the report suggests it’s still not enough. The bigger challenge now is navigating all the other regulations, costs, and local rules. 📋

If a property in Gloucester is near the coast, wetlands rules are usually part of the conversation.

Even if you don’t have a salt marsh, coastal bank, or vegetated wetland on your property, work on your property can still trigger review under the Wetlands Protection Act if a wetland exists on a nearby property within 100 feet of your project. That often means filing a Notice of Intent and appearing before the Conservation Commission.

We help guide clients through that process, so projects move forward while respecting the coastal resources that make Cape Ann what it is.

Massachusetts recently updated its regulations on Accessory Dwelling Units. As of early 2025, one ADU on a single‑family lot is allowed as of right statewide- no special use permits or owner‑occupancy🏡

The state even ran an ADU design challenge, and you can use the winning plans for your own unit🗺️

There are still rules around size, safety, and short‑term rentals- but building an ADU just got a lot easier!👷‍♀️

According to the Massachusetts General Laws, the purpose of these rules is to prevent “developments incongruous to the historic aspects or the architectural characteristics of the surroundings and of the historic district.”
