Whether you're selling your home or preparing for a warranty inspection, a little preparation can help ensure a smooth and efficient inspection process.
✅ 1. Ensure All Utilities Are On
Electricity, water, and gas should be active so all systems can be properly evaluated.
✅ 2. Make All Electrical Outlets Accessible
Move furniture, boxes, and personal belongings away from outlets so they can be tested.
✅ 3. Ensure Windows Are Accessible
Remove items blocking windows and unlock them if possible. Inspectors need access to test representative windows throughout the home.
✅ 4. Provide Clear Access to Major Systems
Move stored items away from the electrical panel, attic access, HVAC equipment, water heater, and crawlspace entrances.
✅ 5. Replace Burned-Out Light Bulbs
A non-working light fixture may be noted as a potential electrical concern if it cannot be tested.
✅ 6. Change HVAC Filters
A clean filter helps your heating and cooling system operate more efficiently during inspection.
✅ 7. Test Smoke & Carbon Monoxide Detectors
Replace batteries if needed and ensure detectors are functioning properly.
✅ 8. Unlock Gates, Sheds, and Utility Areas
Any inaccessible areas cannot be fully inspected.
✅ 9. Secure Pets
For everyone's safety and to avoid delays, please secure pets during the inspection.
✅ 10. Gather Important Documents
Having receipts, warranties, repair records, and maintenance documents available can be helpful for buyers and inspectors alike.
