Fix & flip (quick profit)

👉 For beginners, buy-and-hold rentals are usually the safest and most consistent.

2. 💳 Get Your Finances in Order

Know your numbers before you shop:

Check your credit score (aim for 620+ minimum, 700+ ideal)
Save for down payment (typically 15–25% for investments)
Get pre-approved by a lender

👉 This tells you your buying power and makes you a serious buyer.

3. 📍 Pick the Right Market

Location can make or break your deal. Look for:

Population growth (like Fort Worth)
Job growth and strong local economy
Affordable prices + solid rent demand
