NAHB Research Finds Three States Lead Q1 2026 Remodeling Activity
It’s always fascinating to see how national remodeling trends reflect what we experience here in Broward County. According to recent NAHB research, California, Texas, and Florida are leading the nation in remodeling activity for Q1 2026. California currently holds 8% of the market with $22.2B in remodeling spend. What stands out to me is that, even though some states saw negative growth, overall inflation-adjusted remodeling spending jumped more than 10% from 2023 to 2025—much of it fueled by rising home equity. In South Florida, I’ve seen firsthand how homeowners are leveraging equity to update and enhance their properties, whether it’s for comfort, value, or future plans. With 25 years in the Fort Lauderdale market, I know how these trends shape the opportunities available to both buyers and sellers. There truly is no substitute for skill, local expertise, and dedication when navigating these shifts.

US Housing Prices Keep Climbing
Even as the surge of pandemic-era homebuying has eased, we’re still seeing home prices hold steady across the country. The story hasn’t changed much: there simply aren’t enough homes on the market for the number of buyers searching, and that tight inventory continues to support prices—especially in areas where demand remains strong. Some markets with more new construction and a slower pace of demand have given buyers a bit more flexibility, as listings sit for longer. Nationally, though, housing demand seems resilient, with sales increasing despite higher mortgage rates, thanks to steady job and income growth. While incomes are beginning to outpace price gains, affordability is still challenged by those elevated mortgage rates. In my 25+ years serving Fort Lauderdale and greater Broward County, I’ve seen the power of local expertise and trusted relationships during shifting markets like these. There truly is no substitute for deep knowledge and dedication when navigating today’s real estate landscape.

Global Real Estate Outlook Mid-Year Reset
As we reach the midpoint of the year, global real estate is facing a reset—driven by the ongoing Middle East conflict and the closure of vital shipping routes. These events have shifted expectations: growth is cooling, inflation is climbing, and interest rates are taking an unexpected turn. While experts still believe the disruption is temporary, a prolonged conflict could delay a full recovery until early 2027, with renewed trade friction likely before the year is out.

For those of us guiding clients through these shifting tides, cost management has become the foundation of every decision. Rising prices for fuel, materials, and logistics are shaping the market, causing construction starts to slow but opening new doors for repositioning properties—an opportunity that truly rewards local knowledge and experience.

Artificial intelligence is changing the landscape too, segmenting markets in new ways as the demand for affordable, reliable power influences portfolio strategy and leasing decisions. For investors, the focus is on close market monitoring and income growth. For occupiers, scenario planning and resilience in operations are proving invaluable.

Drawing on over 25 years in Fort Lauderdale and Broward County real estate, I know that navigating these complexities comes down to skill, experience, and a deep understanding of our local market. There’s simply no substitute for expertise when it’s time to make confident, informed real estate decisions.
