5 things your agent ISN’T telling you before you buy a luxury waterfront home in Fort Lauderdale 👇

1️⃣ Ocean access isn’t equal — no-fixed-bridge canals with yacht access to open ocean can be worth millions more than the same house two streets over.
2️⃣ Insurance is brutal — $20K+/year, and Citizens’ new underwriting rules could disqualify you from the home you want.
3️⃣ East of Federal vs West of Federal = two totally different markets (pricing, buyer pool, resale timeline).
4️⃣ Dock permits + seawall approvals can kill your deal AFTER closing. The dock doesn’t always come with the house.
5️⃣ Post-Surfside HOA assessments — a $2M condo can hit you with a $100K surprise.

Most buyers find this out too late. I’d rather you hear it now.
