SOBI was recently appointed as the listing agent for a property after a reverse mortgage went into foreclosure.

Almost immediately, the sharks started circling.

Calls and messages poured in with “creative solutions”: “We’ll take over the mortgage and give you $2,000.” The scams are relentless, and the piranhas looking to capitalize on vulnerable homeowners are even worse.

The foreclosure attorney asked me to step in and list the property to try to save whatever value we could.

Then came another battle: Zillow had the property labeled at a “foreclosure value,” far below market. After a lot of back-and-forth, we got that corrected and listed the property above market value.

The foreclosure was paused.
After several months and countless showings, we ultimately sold the property — even with an uninsurable roof!!

As a realtor-attorney, my approach is always the same: focus on maximizing value, not the quickest or easiest deal.

Unfortunately, situations like this are becoming more common. Reverse mortgages can be extremely dangerous when homeowners and families don’t fully understand the risks.

In this case, persistence and the right strategy made a real difference.

What a strong way to start the year—this deal was a textbook 1031 exchange. Long-term, reliable renters in place made this property a true turn-key investment for the buyers, while allowing the sellers to exit strategically and defer capital gains taxes.

For those unfamiliar, a 1031 exchange lets sellers reinvest proceeds from an investment property into a like-kind property, deferring capital gains taxes and preserving more capital for the next move. The key is proper positioning, timing, and compliance—there’s very little room for error.

This is exactly why it matters to work with a brokerage that understands how to position exiting sellers, market to the right buyers, and coordinate seamlessly with exchange timelines.

Florida Business Owners: Just Because a Realtor Can Sell Your Business… Doesn’t Mean They Should.

In Florida, realtors are licensed to list and sell businesses.
But this week was a perfect sneak peek into why that can be absolutely catastrophic for an unsuspecting seller — or buyer.

Here’s what happened ⬇️
A business was listed on the MLS.
From the very limited financials provided, it looked strong.

“3X multiple”
“Owner relocating”
“Great opportunity”
Sounds good, right?

First red flag: the listing agent asked us to prepare their NDA.
Odd, but fine.
Then the financials started coming in… slowly… and only for 2024.
(Still nothing for 2025.)

And guess what?
📉 The real multiple wasn’t 3X — it was TWELVE.
Yes, 12x earnings.
And yes, the realtor had no idea what that meant or why we were alarmed.

And that’s the point.
Selling a business is NOT the same as selling real estate.

❌ Can the average realtor properly value a business?
❌ Do they know how to analyze financial statements?
❌ Do they understand cash flow, addbacks, EBITDA, or multiples?
❌ Have they ever sold a business before?
❌ Do they know the right questions buyers should be asking?

A business is numbers, not wishful thinking.
We’ve seen too many deals fall apart — or worse, businesses collapse — simply because critical questions were never asked.

Florida has a massive number of retiring owners right now, and many businesses will change hands over the next few years. If you’re one of them, please don’t gamble with one of your largest assets.

South Florida’s Housing Update: September 2025 Was the STRONGEST Month Yet! 🔥🏡

Both Miami-Dade and Broward saw year-over-year gains in single-family home AND condo sales — per MIAMI Realtors! 📈
✅ Miami-Dade:
• Condos: Holding strong at $420K median (steady YoY)  
• Single-family homes: ↑ 1.8% to $665K (from $653,400)  
✅ Broward:
• Homes: ↑ 1.8% to $626.5K  
• Condos: Slight YoY dip of 2.3% to $275K (still a buyer’s window from ~$281.5K last year!)  
💡 Why the surge?
Pent-up demand + easing mortgage rates (down to 6.35%) = buyers are BACK!   Even with rising inventory, both counties are in a balanced market (5.4–6.5 months homes; 11.6–14 months condos) — no bubble, just steady, smart growth.
