🌳 Bent Tree North Neighborhood Market Update | October 2026
City of Dallas · Plano ISD · Voluntary HOA

Good afternoon DFW! If Bent Tree North is on your radar, as a buyer, a seller or simply a curious homeowner; here is exactly what the market looks like right now in one of North Dallas’s most sought-after established neighborhoods.

📊 THE OCTOBER 2026 MARKET SNAPSHOT

Pulled directly from NTREIS MLS as of October 9, 2026 👇

Active Listings: 6 Homes Currently Available
Price range: $1,030,000 to $1,577,500
Median list price: $1,199,450
Median price per square foot: $275
Median days on market: 29

Under Contract: 1 Home Pending
4816 Sandestin DR · $1,149,000 · Under contract in just 12 days

Recent Closings: 10 Homes Sold
Median sold price: $1,145,000
Median price per square foot: $270
Average sale-to-list ratio: 93.1%
Median days on market to close: 32 days

The homes selling in Bent Tree North are predominantly 4 to 5 bedroom, 4,400+ square foot properties built in the late 1980s to mid-1990s; most on quarter-acre lots with pools and 3-car garages. These are substantial, well-built homes in one of the most established tree corridors in all of Dallas.

🏡 WHAT MAKES BENT TREE NORTH SPECIAL

This neighborhood does not get enough credit for how exceptional it truly is; and as someone who knows North Dallas intimately I want to give you the full picture.

The streets themselves are stunning. Bent Tree North’s canopy of mature trees (oaks, pecans, elms lining every block) creates a streetscape that newer master-planned communities simply cannot replicate. When you drive through in October with the leaves beginning to turn it is genuinely one of the most beautiful neighborhoods in all of DFW. This is 30-year-old landscaping. You cannot buy that anywhere else.

Plano ISD and in the City of Dallas. This is one of the rarest combinations in all of North Texas. City of Dallas address and property taxes, combined with Plano Independent School District schools, consistently rated among the strongest public school systems in the state. Buyers relocating from outside Texas immediately recognize what this means; and it drives long-term demand in this neighborhood like few other factors can.

Private school access is exceptional. Bent Tree North sits within minutes of some of DFW’s most prestigious private schools: Shelton School, Greenhill School, Parish Episcopal and The Hockaday School are all within a short drive. For families evaluating both public and private education options this location checks every box.

Employment access is unmatched. The Dallas North Tollway is moments away, connecting residents to Uptown Dallas to the south and the massive employment corridor of Legacy West, Frisco, The Colony and Plano to the north. Whether your commute is downtown or north on the Tollway, Bent Tree North puts you in one of the most strategically positioned locations in all of DFW.

Dining, shopping and lifestyle. The neighborhood sits close to the Shops at Willow Bend corridor, NorthPark Center, the shops and restaurants of Preston Road and Frankford and the exploding dining scene along the Tollway. The variety and quality of dining within 10 minutes of Bent Tree North is genuinely world-class.

📈 THE GROWTH STORY | THIS IS BIG

Here is what I want every Bent Tree North homeowner and prospective buyer to understand about what is coming to this area.

The Dallas Stars are building a brand new arena and $3 billion mixed-use entertainment district at The Shops at Willow Bend, just minutes from Bent Tree North. Demolition begins in 2027. When complete this will be one of the premier entertainment destinations in all of North Texas (hotels, restaurants, retail, an NHL arena and year-round programming) all within a short drive of your front door.

And separately the Dallas Mavericks announced their own new arena plans at the former Valley View Mall site; a short drive away from Bent Tree North.

Two major professional sports franchises. Two multibillion-dollar entertainment districts. Both within a short drive.

What does this mean for homeowners? Major entertainment and economic anchors consistently drive appreciation and sustained demand in surrounding residential neighborhoods. Bent Tree North is already an exceptional neighborhood. The development coming to the Tollway corridor makes the long-term case for ownership here even more compelling.

💰 WHAT THIS MEANS FOR BUYERS AND SELLERS

If you own in Bent Tree North: The combination of Plano ISD schools, established character that newer neighborhoods cannot replicate and the development coming to your corridor makes this an excellent long-term hold. If you are considering selling, 10 homes have closed in this neighborhood in the past 90 days at a median of $1,145,000. Well-priced, well-presented homes are moving. Get a current valuation so you know exactly where you stand.

If you are considering buying in Bent Tree North: Six homes are currently available from $1,030,000 to $1,577,500. Homes in this neighborhood average over 4,400 square feet with pools on quarter-acre lots. With the Tollway corridor development coming and Plano ISD schools, you are buying into a neighborhood with genuine long-term fundamentals. This is the kind of established character that does not get built anymore.

I have been selling real estate in DFW for 21 years and I know this neighborhood well. If you have questions about Bent Tree North, what a specific home is worth, whether now is the right time to list or what buyers are actually looking for in this price range, call or text me directly. I answer personally.

🌮✨ Restaurant Spotlight of the Week: Sueño | Snider Plaza ✨🌮

If you haven't made it to the new Sueño TX location yet, add it to your list this week! This elevated Mexican concept (already a fan favorite in Richardson) just opened its second home at 6600 Snider Plaza, right across from SMU in the former Peggy Sue BBQ spot.

Founded by cousins Julio Pineda and Cristian Lujano, Sueño brings a live-fire kitchen, a gorgeous dining room and patio, and Alma Agave: an intimate speakeasy-style tequila lounge dedicated to Mexican spirits and small plates inspired by all 32 states of Mexico. Tucked away for pre-dinner cocktails or a nightcap, it's the kind of hidden gem that makes a night out feel like an event. Think ahi tuna tartare, tamarind-ponzu scallops, and a Mexican Caesar salad that pays homage to where the dish actually originated (fun fact: Tijuana, not Italy!).

Whether you're grabbing dinner with clients, celebrating a closing, or just want a beautiful spot for date night in the Park Cities, Sueño is bringing serious energy to Snider Plaza.

⚡ DFW Homeowners | Here's What's Coming to Our Backyard and What You Can Do About It.

Dallas/Fort Worth is officially the number one data center market in the entire world as of 2026. And the buildout happening right now across North Texas is one of the most significant shifts in our communities since the Metroplex started growing north in the 1990s.

Here is what is actually being built, and what it means for your home, your electric bill and your grid stability. 👇

What's going up across DFW right now:

🏗️ Dallas Market Hall near Oak Lawn: Crow Holdings and CleanArc have proposed a 245-megawatt data center campus on 40 acres at the historic Dallas Market Hall site. The venue has already stopped booking events.

🏗️ Denton: (Core Scientific & QumulusAI) Two facilities completing in fall 2026 that will draw enough power from ERCOT to run 8.5 DFW International Airports and 82,000 homes; in a city with only 57,000 households.

🏗️ Krum area: The Denton data centers sit close enough to the Krum city boundary that newer residential neighborhoods there are in the direct impact zone for noise, traffic and grid load; with no vote in the approval process and none of the tax revenue.

🏗️ Wilmer, Red Oak and Lancaster: Amazon and Google have registered hyperscale campuses in Southeast Dallas County. Residents in Red Oak have called for moratoriums and are actively organizing.

🏗️ Garland: Three buildings planned at 4221 N Garland Avenue at $450 million each.

🏗️ 1550 W Mockingbird Lane, Dallas: Equinix's $836 million data center breaking ground February 2026.

There are 86 total data centers planned across North Texas right now. DFW has more than 10 gigawatts of planned capacity according to Cushman & Wakefield.

The Indiana wake-up call:

Last month in Gary, Indiana, 63,500 residents lost power for nearly two weeks after a storm hit a grid already strained by data center demand. The utility serving the area had data centers pulling unprecedented load before the storm hit. When it came through the grid had no resilience to give.

Texas is not Indiana. But we share the same lesson. ERCOT has already failed us once in February 2021. Adding thousands of megawatts of new industrial load while residential demand also grows is a real grid stability conversation.

The most practical thing you can do right now:

🏠 Invest in a hardwired standby generator.

A permanently installed natural gas or propane standby generator activates automatically within seconds of a grid outage and runs indefinitely. For North Texas homes with natural gas service this is the smartest backup power investment available; no fuel storage required, no manual startup, no extension cords.

Whole-home units from Generac, Kohler or Briggs & Stratton typically run $5,000 to $15,000 installed depending on home size. That investment also adds genuine resale value. Buyers are increasingly asking about backup power in their home search.

If a full standby unit is not in the budget right now, a Tesla Powerwall or Enphase whole-home battery system is a meaningful interim step.

What this means for your home value:

Research is mixed, and I am going to be honest with you about that.

A nationwide study of hyperscale facilities found openings reduced nearby home prices by an estimated 6.8% within about 9 miles. A separate National Bureau of Economic Research paper found data center growth increased home values at the county level with gains in employment and business activity.

The honest takeaway: distance and scale matter most. A massive 500MW campus going into a rural Southeast Dallas County community is a very different situation than a smaller colocation facility in an established Richardson business corridor. If you own or are buying near any of the hyperscale sites; check your city's planning department for pending permits near your address before you close.

What you can do beyond the generator:

✅ Attend your city council and zoning meetings. Fort Worth passed a moratorium on new data centers. Denton is pursuing a 90-day pause. Your voice at public hearings matters.

✅ Sign up for zoning notification alerts at your city's planning department so you are notified when new applications are filed near your address.

✅ Contact your state representative. This is becoming a Texas legislative issue and constituent pressure is working.

✅ Get a current home value baseline if you are near a planned hyperscale facility; especially if you are considering selling in the next two to three years.

I have been selling real estate in DFW for 21 years. This is one of the most significant infrastructure stories I have watched unfold in this market. It deserves your attention, and honest information rather than either panic or cheerleading.

If you have questions about how any of this affects your specific neighborhood or your home value, reply here or call me directly. Zero pressure. Just the real picture.

🏒 Big News for West Plano, and What It Means for YOUR Home Value

If you live in or near West Plano, Frisco, The Colony or anywhere along the Dallas North Tollway corridor, you need to know about this because it is going to affect your neighborhood and your home value for years to come.

The Dallas Stars have chosen Plano for their future home, signing a nonbinding letter of intent to build an arena and entertainment district at The Shops at Willow Bend site.

And last week it became official, Plano City Council voted to support the proposed Dallas Stars arena at The Shops at Willow Bend, approving a series of measures designed to advance one of the largest redevelopment projects in the city's history.

Here is the full picture (the good, the great and the honest cautions) from someone who has been selling real estate in this corridor for over 21 years. 👇

🏗️ What is actually being built:

A new Stars arena would anchor a roughly $3 billion mixed-use district on about 90 acres at the former mall site. This is not just a hockey rink; it is a full entertainment district designed to be a year-round destination for all of North Texas.

Stars owner Tom Gaglardi will become a co-owner with Steve Levin of Levin Holdings and Bill Cawley of Cawley Partners. Gaglardi's real estate development company, Northland Properties, will be a decision-maker and profit off the $2 billion in real estate that surrounds the arena.

Willow Bend's demolition would begin in 2027. The owners initially plan to demolish the inline space of the mall, the theater as well as the Dillard's and Crayola buildings.

✅ THE POSITIVES (And there are real ones):

🏠 Home values along the tollway corridor will rise: Major entertainment districts consistently drive appreciation in surrounding neighborhoods. Homes within 3 to 5 miles of a new arena and $3 billion mixed-use development almost always see accelerated appreciation compared to the broader market. If you own near Willow Bend right now. Congratulations, you are sitting on a long-term appreciation story.

🍽️ Restaurant, retail and hospitality explosion: A $3 billion entertainment district brings with it hotels, restaurants, bars, boutique retail and service businesses. The dining and entertainment scene in West Plano is about to get significantly more vibrant over the next 5 to 10 years.

💼 Jobs and economic activity: Construction alone will bring thousands of jobs to the area. The permanent entertainment district will bring thousands more ongoing positions in hospitality, events and retail.

📈 Collin County real estate fundamentals get even stronger: Plano was already one of the most sought-after markets in North Texas. Adding an NHL arena and a $3 billion destination district to the mix makes the case for Collin County real estate even more compelling for buyers relocating to DFW from out of state.

⚠️ THE HONEST CAUTIONS, because you deserve the full picture:

🚗 Traffic on the Tollway corridor is going to get worse before it gets better: The nearest DART rail station to Willow Bend is about 6 miles south, where the Silver Line stops at Addison Station and Knoll Trail Station. With limited transit access, game nights will add significant traffic on the Dallas North Tollway and West Park Boulevard. If you live immediately adjacent to the site this is a real quality of life consideration on event nights.

🏗️ Construction disruption from 2027 through the early 2030s: Demolition begins in 2027 and a project of this scale will mean years of construction activity, noise, dust and traffic pattern changes in West Plano. Neighborhoods immediately surrounding the site will feel this most acutely.

💰 $700 million in public funding: The Dallas Stars could get millions in tax breaks for a new stadium as part of a funding plan for a new $700 million arena. This is a legitimate policy debate worth following as a taxpayer and homeowner in Plano.

🏙️ Downtown Dallas loses both major franchises: The Mavericks announced they entered into an options agreement at the former Valley View Mall in North Dallas, and the Stars propose a similar transformation at The Shops at Willow Bend; turning two struggling regional mall sites into North Texas's newest entertainment hubs. What this means for downtown Dallas real estate and the AAC district is a separate conversation worth watching.

What this means for buyers and sellers RIGHT NOW:

If you own a home within 3 to 5 miles of the Willow Bend site in West Plano (along the Tollway corridor, or in communities like Frisco, The Colony and Legacy West), the announcement of this project is already a positive signal for your long-term home value. These types of anchor developments take years to complete but the appreciation they drive tends to begin well before the ribbon-cutting.

If you are considering buying in West Plano or the surrounding area, this is a meaningful data point in your favor for long-term appreciation, with the honest caveat that the next several years of construction will bring disruption to the immediate area.

As always I am happy to pull real comparable sales data for any specific neighborhood near the Willow Bend corridor and give you an honest assessment of where values are heading. Zero pressure. Just the real picture.

Three luxury new construction homes. One neighborhood. One afternoon. Tomorrow. 🏡

This Sunday, August 16th from 1–3 PM, we're opening the doors on all three of our East Dallas new construction homes in the Mount Auburn neighborhood of 75223, and you're invited to walk all three back to back.

This is the kind of opportunity that doesn't come around often. Three homes by the same acclaimed builder, on the same streets, in one of Dallas's most exciting emerging corridors; all open simultaneously so you can see the neighborhood, compare the floor plans, and find the one that feels like home.

📍 617 Parkview Ave: $849,900
4 Bed · 4.5 Bath · 4,049 Sq Ft
Double-height ceilings · Linear fireplace · 893 SF upstairs game room · First-floor primary suite with 212 SF bedroom & 169 SF walk-in closet · 3 en-suite upper bedrooms · EV-ready garage · Pool-ready backyard

📍 426 Martinique Ave: $839,900
5 Bed · 4.5 Bath · New Construction
Soaring 20-ft ceilings · Chef's kitchen with Calacatta quartz waterfall island · Gas range · First-floor primary retreat with dual walk-in closets · Dedicated office · Game room · Oversized backyard & covered patio

📍 416 Mount Auburn Ave: $798,900
5 Bed · 4.5 Bath · ~4,200 Sq Ft
First-floor primary suite · Calacatta quartz waterfall island · 906 SF upstairs family room · Vertical black cable railing · European oak hardwood · Pool-ready backyard · EV-ready garage

All three are built to the same elevated standard: European white oak engineered hardwood, frameless glass showers, Delta Trinsic fixtures, Calacatta quartz throughout, 5-ton 2-zone HVAC, spray foam insulation, Energy Code Green Certified, and Taexx pest control built in. Move-in ready. No punch list. No waiting.

The location is half the listing. Step outside any of these homes and you're on the Santa Fe Trail: one of Dallas's most beloved urban trail systems, connecting directly to White Rock Lake. Tenison Park Golf Course, Samuell Grand Park, the Cove Aquatic Center, Lower Greenville's dining and patio scene, the Granada Theater, Deep Ellum, Lakewood Shopping Center, and the Baylor Medical District are all minutes away.

Zoned to Dallas ISD: Mount Auburn Elementary, J.L. Long Middle, and Woodrow Wilson High School. Lakehill Prep, Hockaday, and St. John's Episcopal are all nearby.

This is East Dallas before the rest of Dallas catches up. Buyers who get in now, in a neighborhood this close to White Rock Lake, the Santa Fe Trail, and some of the best lifestyle corridors in the city, are going to look back on this as a very good decision.

No appointment needed. All three homes open simultaneously.
