3 LÍ DO KHÔNG NÊN TIN VÀO ZESTIMATE
🏠 Nhà bạn Zestimate $500,000 thì có nghĩa là bán được $500,000?
Chưa chắc.
Thử đặt mình vào vị trí người mua: nếu seller nói “Zillow định giá nhà tôi $500,000” thì bạn có sẵn sàng trả $500,000 chỉ vì con số đó không?
Đa số người mua sẽ nhìn vào những căn nhà tương tự vừa bán gần đó để xem căn này thực sự đáng giá bao nhiêu.
Zestimate chỉ là con số ước tính bằng thuật toán dựa trên dữ liệu Zillow có được. Nó không phải appraisal và không thể phản ánh hoàn hảo tình trạng, upgrades, vị trí hay những đặc điểm riêng của từng căn nhà.
Fun fact: Năm 2016, CEO của Zillow lúc đó là Spencer Rascoff bán nhà với giá $1.05 triệu, trong khi Zestimate khoảng $1.75 triệu — chênh gần $700,000.
Vậy nên Zestimate dùng để tham khảo thì được. Nhưng khi mua bán thật, recent comps mới là thứ thị trường sẽ nhìn vào.
