The Dallas market isn’t slowing down. It’s becoming more selective.
The days of every home receiving multiple offers overnight are behind us. Today’s buyers are taking more time, asking better questions, and paying closer attention to value.
According to the latest DFW housing market data, 7,226 homes sold in August, down 6.6% year over year. Inventory reached 36,028 homes, down 3.5%, while the median sale price held nearly steady at $399,000, a 0.2% decrease from last year.
Homes spent a median of 66 days on the market, with buyers paying an average of 96.9% of the original list price.
These numbers show a market where strategy matters more than ever. Homes that are positioned correctly are still attracting attention, while properties that miss the mark may take longer to sell.
For sellers, preparation, pricing, and presentation can make the difference between creating momentum and sitting on the market. For buyers, opportunities are available, but understanding the neighborhood, the property, and the long-term potential is key.
Dallas continues to attract people who want space, opportunity, and a strong quality of life. The market is evolving, but the fundamentals that make this city special remain strong.
The question isn’t whether the market is moving. It’s whether you have the right strategy for your next move.
