I came for the coffee. Then my CRE brain took over. āš¢
I stopped by Billie Joe Coffee Co. in Grand Prairie, noticed an available retail suite next doorā¦and naturally started looking around.
Not just at the space ā at the market around the space.
IKEA. BJās. Topgolf. Bass Pro Shops. Andretti. Restaurants. Entertainment. Residential growth.
Then I noticed another piece of the picture: ±8.6 acres nearby being marketed for sale by Segovia Partners, whose marketing identifies potential uses including entertainment, restaurants, grocers and destination retail.*
Suddenly, my coffee stop had turned into a site-selection exercise. š
Because when Iām evaluating a location, Iām not just asking:
Does the space work?
Iām looking at who already brings people to the area, the surrounding customer base, complementary businesses, access and visibility, residential growth, whatās missing ā and whatās coming next.
One of my favorite questions:
Does your customer already have a reason to come here?
The ±2,050 SF retail opportunity at 1015 IKEA Place caught my attention.
The trade area made me keep looking.
Thatās why site selection is bigger than the space.
