September gave us a pretty clear picture of where the Charlotte area market stands heading into fall.

Across the Charlotte, Concord, and Gastonia metro, active inventory was up 10.3% compared with September 2025. At the same time, new listings were down 7.5%. Homes spent a median of 64 days on the market, about six days longer than last September.

One number that really caught our attention was price reductions. About 26% of active listings had a price cut during September.

So what does all of this mean for Davidson, Huntersville, Concord, Mooresville, and the surrounding communities?

For buyers, there is more breathing room. More inventory means more homes to compare, and longer market times can create opportunities to have meaningful conversations about price, closing costs, repairs, and other terms.

For sellers, this is a market where the details matter. Pricing correctly from the beginning, preparing the home well, and having a strong marketing plan can make a real difference when buyers have more options.

The Charlotte area is not one single market, either. What we are seeing in Davidson may look different from Huntersville, Concord, or Mooresville, and even two nearby neighborhoods can perform differently.
