From Fixer Duplex to 14-Unit Upgrade

We bought this duplex for $135K one side had a collapsed ceiling, and the other had a long-term tenant paying just $600.

Step-by-step, we:
✅ Let the tenant stay
✅ Renovated the vacant side and leased it for $1,300
✅ Then updated the other side and leased it for $1,350

💥 6 months later, sold it for $270K-cash.

We were planning to hold…
But then came a 14-unit deal. 💡

So my client used a 1031 exchange to roll those gains into a larger property — deferring taxes and leveling up the portfolio.

📈 This is how you scale smart.

Market Rents with a Mission

📍Victorian Village, 4-unit gem 🏛️
My client purchased this beautiful building with all one-bedroom units — and we made some serious moves.

With CMHA’s updated ZIP Code pricing model, we secured $1,500 and $1,645 for two newly vacant units. That’s nearly double what they were getting before.

✨ Yes, CMHA pays market rent — and sometimes more.
Even better? You get to support those who truly need it , veterans, families, individuals rebuilding their lives all while strengthening your investment.

Don’t sleep on voucher programs. The returns are real and the impact is even greater.

🏡✨ This isn’t just a house, it’s a piece of history!
Originally designed by Ohio’s first licensed female architect, Florence Kenyon Hayden Rector, this architectural gem has found new life thanks to my amazing client, who transformed it into a stunning Airbnb for everyone to enjoy.
So proud to have helped make this dream happen!
