When you’re looking to buy lots, always verify the zoning for that specific property. Just because there’s a house next door—or even across the street—doesn’t mean you can build one there! You may have to submit a proposal for rezoning etc. Reminder always check Zoning

Most people think you need a ton of cash to build — that’s not true.
Here are 3 ways it’s actually getting done:

1️⃣ HELOC (Home Equity Line of Credit)�If you already own property, you can use your equity to fund your build without touching your savings.

2️⃣ Private Lenders�These are individuals or companies that lend outside of banks.
Investors use them to move fast — less red tape, quicker approvals, and deals can close in days… not weeks. You will need funds saved to show you can cover the monthly interest payments and credit scores matter, and experience etc.
The tradeoff? Higher interest.

3️⃣ Construction-to-Permanent Loan�Best option if you plan to live in the home.
It combines your construction loan and mortgage into one — so you build, then roll straight into a long-term loan.

💡 Most investors don’t build because they think they can’t afford it — but now you know there are options.
