BUYING GUIDE

Hi All,

In today’s market, it’s important to follow a few simple steps to make your home buying experience a good one. For a detailed plan for your specific situation, call us at 719-593-2963 or email [email protected]

1. Clean up your credit. You will need a credit score of 620 or better to get good rates
2. Save some money for downpayment and closing costs. A VA loan is NO downpayment. An FHA loan is 3 ½%. Closing costs are negotiated
3. Speak to a lender – get prequalified first
4. Interview with an experienced realtor. Your friends may not be the best choice to navigate all the issues in a purchase
5. Pick an area and a house that fits your price range. Do not expect to be able to go higher than you can and a seller to come down to your range
6. Inspect it with professionals. Again, a friend is not a good choice
7. Always get an appraisal. They are the stop gap to make sure value is OK
8. Walk the home before closing to ensure it’s in the same or better condition than when you contracted it. Make sure any repairs are completed

HOME SELLING TIPS

I feel I have shared these tips several times about selling. However, I met several sellers who have done things that shoot themselves in the foot. The minute you start thinking of selling, look at these tips:

1. Get Educated – Learn the value of your home. What it was last year is not what value is today

2. Trust the realtor you pick to give you ideas about fix up or not fix up. Many folks over improve with non-dollar producing fixes

3. Understand the costs – Selling is more than commissions. There are about 1½-2% in closing fees

4. Put a plan in place on timing. Price often times dictates timing. What is timing?

5. Display it. A good realtor will help you stage your home. A well staged home takes good pictures.

6. Offers – Don’t be greedy. Negotiate fairly thinking what your goals are along with what the market is telling you

7. Repair It – Think about this. A buyer is using all their funds for down payment and closing costs. Be reasonable. Always address health, safety and high dollar issues

8. Leave It Nice – Again do unto others as you would like done to you! Make it clean

FIREPLACE SAFETY

Hi All,
Why am I talking about fireplaces when is 90 degrees outside. Because it’s the best time to have a fireplace expert clean and inspect your fireplace. They are not busy and some vendors offer discounts in the summer.
Gas fireplaces need less cleaning and inspecting. Get them checked if the glass becomes discolored and/or you can see the flames not burning consistently.
Wood fireplaces need more attention. Always use dried wood. Always open the damper. Check yearly. Animals love to nest there if the fireplace is not being used regularly. Always have a screen over it. Keep a fire extinguisher nearby. You get the idea-Be careful with your fireplace.

Helpful Inspection Tips
When buying a home, one of the steps is the Home Inspection process. Buyers have a right to inspect the home to make sure it’s what they think they are buying. Often, buyers think they can ask for every little thing. Sellers think it should just be safety or major issues/ here are a few ideas to help you with the process.
1. Look at the big picture – Buyers do you want the home? Is what you are asking for a show stopper or are you being picky? Sellers, is it worth the hassle to fix the little things? Do you really want to lose a sale over some simple repairs? Ask yourself, if you were a buyer of your home – is this reasonable?
2. What’s important – Everyone should focus on big things. If it’s a roof replacement versus tightening the toilet, address the roof.
3. Get estimates – understand what any repair will cost. This will help everyone determine what’s major or not.
4. Work it out – Find solutions that everyone will be happy with. Focus on the big picture.
5. Reduce liability – Hire professional contractors that warrant their work. If you do it yourself, remember you are liable for it.
In the end, buyer want to buy and sellers want to sell. It’s up to the agent to manage expectations. Buyers and Seller, if you don’t understand items, get professional opinions. Always investigate, always get receipts, and always understand what you have agreed to.

Money Saving Ideas for your Home

1. Change out your light bulbs-switch to LED lights and you might save as much as $150.00 over the lifetime of the bulb in energy use.

2. A leaky faucet as small as a drip tempo might use 3000 gallons in water bills over a year. Fix those leaky faucets.

3. Use correct air filters and replace them often to allow the furnace and A/C to work at full efficiency.

4. Use set back thermostats. Only use heat and A/C when you are there.

5. Adjust your air vents to flow evenly in your home.

6. Adjust your water heater to hotter in winter and cooler in summer. Not sure I agree with this one as I like a hot shower year round.

7. Water your lawn efficiently turn it off when it rains. Allow your lawn to dry out a bit and learn to tolerate less water.

8. Fix or replace leaky windows. It’s obvious-keep outside air outside.

9. Get quotes when having work done. Let contractors know you are getting multiple bids. It should make that pencil sharp for a good bid

WHAT TO TAKE IN A FIRE?

Hi All,

These forest fires and the smoke are awful. I pray the firefighters stay safe. But this made me wonder what I would do if I had to evacuate my house, so I asked AI and this is what it said:

1. Personal documents like insurance, birth certificates, passports, bank information
2. Medications – 7–10-day supply
3. Survival supplies like food and water – not sure about this one unless you are deep in the wilderness
4. Finances – Grab all cash and credit cards
5. Cell phones and computers
6. Pet carrier if you have a pet

Key point – Be fast and thoughtful. Time of the Essenes.

HAPPY 4TH OF JULY

Happy 4th of July to all of you. I think its really important to remember this day as it allows us all the freedom we enjoy. Right or Wrong this holiday allows for all the turmoil in our country. I hope we don’t forget this piece of history and tear down the monuments to our freedom.

I understand we all have opinions and thoughts. I pray today for our country to survive and thrive in these turbulent times. I hope that all of us will do our part to preserve our great country.

5 Landscape Tips to Help Sell Your
I saw this article in RLS Media’s weekly email I hope you like it! I will summarize it for you.
1. Match the landscape to the style of your home. If you have a very modern home, don’t leave old traditional landscape. Likewise if your home is an older home, don’t go modern with sleek plantings.
2. Design your yard with a strategy. Remember plants get bigger with age. Plan for that. I look at my own yard and I have too many plants because they’ve grown up. Plan for their maturity, not the present.
3. Try to have seasonal balance. In Colorado, you need evergreens in your yard. We have long winters and Pine trees and Evergreen shrubs keep green year around. Add some spring blooming plants with the summer shrubs
4. Trees and More Trees – No not really. As I said earlier think about the trees when they mature. Read the labels about how big they will be in 5-8 years when they mature. Plan for that!
5. Edge your yard – nothing says more about your yard landscape than an edged and trimmed lawn. It’s night and day how yards look with trimmed lawns.
Remember, 1st impressions will sell your home. Your yard is the 1st impression. You only have one chance to make a first impression.

THINGS NOT TO DO WHEN PUTTING YOUR HOME ON MARKET

I saw this article in RIS Medio’s website. Here’s a quick summary:

1. Don’t over improve – sounds simple, but many people simply spend too much for the neighborhood. In kitchen they install granite when laminate will do. Pay attention to the quality inside the Solds in your area

2. Don’t over decorate. Avoid making your home so custom in decorating that you are the only one who can live with it. Neutralize when it’s time to sell

3. LEAVE when the home is being shown. DO NOT stay and “Help” the buyer see your home. They want privacy not help

4. Don’t take it personally when you get feedback, understand its an opinion. However, if the same objection keeps coming up, its real. Change IT and move on
