SPRING CLEAN-UP

I think spring finally has arrived early. It’s April 1st and we’ll have our month of spring before summer hits. It’s time to refresh the gardens.

While we’re at it, what else should you do to get your yard and home ready for summer:

1. Service the A/C if you have one
2. Clean the gutters of fallen leave & debris from winder
3. Trim back the dead growth on your bushes and trees
4. Trim back the saplings on your trees
5. Edge the yard now before grass really takes hold
6. Wash the windows
7. Change your furnace filter
8. Clean the garage from winter junk
9. Spray the weeds
10. Have a beer or glass of wine when finished

I want to Thank All of You for Your Referrals!! We earned 2nd in Transactions in Colorado Springs at REMAX. There is almost 500 REMAX agents in Colorado Springs and our group was 2nd. We also were 43rd in the state of Colorado.

So, how do you like the time switch to 1 hour sooner.

Last week I let you know to switch your clocks. Am I the only one that it takes a week or so to adjust. I walk every morning and its really dark. Yes, I like the evening light, but I like light in the morning to wake up. What about you?

It seems to me that standard time provides a nice balance. I’m going to make a conscious effort to note evening daylight and morning daylight. I do hope the government votes to make it one time or another. I don’t like the changes. What about you!

SEWER LINES

How’s your sewer line working? As long as it flushes normally, you don’t care! Right! More and More we are seeing issues with sewer lines both old and new. Most of the time this is very unexpected. This is not just an issue for older homes, but newer ones too.

For the newer one, it settled once the builder put in sidewalks and driveway and street. The line was separated right before the city attachment. For most older homes, this should be a yearly maintenance issue. If you have trees in the front yard and your home is 20 years or more old. Get a sewer check. Based on the results, determine a schedule of maintenance and checkups.

Don’t assume that you need a backup to have a problem. That is usually when people realize there is an issue. Routine maintenance can steer you clear of expensive replacements. If you need a replacement, get 2-3 quotes. We find prices vary widely. Good Luck and holler if you need help.

ITS DRY OUT THERE

HI All,

It’s dry out here. Today’s Gazette confirmed it and suggested we all need to water our plants and grass. It’s important to do so the plants don’t suffer winter kill from these dry conditions.

For trees and bushes they suggested soaking every few weeks I use my hose and do zone soaks for 12-15 minutes. For lawns, they suggested 20-30 minutes per zone. Water like this week or when temps will stay above freezing well into the evenings.

Hopefully, we will get some soaker snowstorms soon, but until then, we may need to water.

ASSUMBLE LOAN

What is an assumable loan? Today, this topic is rising to the forefront on how to buy a home. An assumable loan is a loan that can be taken over by a new buyer under the same terms and conditions the original buyer received for their mortgage.

Typically, the new buyer has to qualify so the original buyer is not liable. If it’s a VA loan, the original buyer may also want a substitution of eligibility to go along with the substitution of liability. A majority of loans that we’ve done in the previous 4-5 years had rates of 4% or better. The trick is to make up the sellers (1st buyer) equity with a cash down payment. Example, seller owes $400,000. Property lists and sells at $450,000. The buyer pays $50,000 down and assumes a 4% mortgage and payment. Seller receives the net from the $50,000 minus fees. Same result for seller as long as they got their lender to release liability.

The liability is the main concern for assumable loans. In the old days, the release of liability was not done. This causes a huge amount of foreclosures and credit issues so always get a substitution of liability. This can be a great way to beat today’s rates and buy a home.
