When sellers adjust their pricing to meet buyers where they are, it can create a more realistic path forward for everyone.

From my perspective, buyers may see fewer bidding wars, more time to evaluate their options, and more room to negotiate: not just on price, but also on terms. Sellers who respond thoughtfully to current buyer behavior may attract more serious attention and improve their chances of getting a deal done.

The figures, dates, and trends in this graphic are illustrative, not verified Colorado Springs market data. Every neighborhood, property, and situation is different, which is why local pricing and strategy matter.

What are you seeing in the market right now? Buyers, are you finding more room to negotiate? Sellers, have you adjusted your expectations or pricing strategy?

Take your guess before reading on! Which Colorado railway is the world’s highest cog railway?

Answer: The Manitou and Pikes Peak Cog Railway in Manitou Springs, Colorado.

Opened in 1891, it was North America’s first cog railway and climbs toward the 14,115-foot summit of Pikes Peak. Unlike a traditional railway, its specialized cog-and-rack system helps the train safely navigate the mountain’s steep grades.

This is a day to remember the pioneers who fought tirelessly for women's rights and paved the way for future generations—as well as a chance to honor the strength and resilience of women worldwide. Happy Women's Equality Day!

Which historic Colorado hotel, opened in 1893 and known as the "Grand Old Yellowstone Hotel of the Rockies," famously hosted President Theodore Roosevelt during his extended mountain-lion hunting trips?

Answer: The Hotel Colorado in Glenwood Springs! Opened in June 1893 by industrialist Walter Devereux and designed by architect Boring & Tilton in the Italian Renaissance style, this grand resort was modeled after the Villa de Medici in Italy. It famously served as the "White House of the West" for President Teddy Roosevelt during his three-week bear and mountain-lion hunting expedition in 1905, and even inspired the creation of the beloved "Teddy Bear" after local maids handmade toy bears for the President's daughter.
