Median single-family home price in El Paso County is essentially flat year over year, $549,000 this May vs. $553,949 in May 2025. Less than a 1% difference.

Sales volume is up 11% and inventory has grown slightly. The market isn't contracting. It's stable with more activity on both ends.

Teller County's mountain market is active heading into summer. Single-family sales are up 13% from this time last year, with 62 homes sold in May. Homes are moving faster too, 58 days on market, down from 65 in May 2025.

Inventory is tighter than a year ago, down 14% year over year. When supply compresses and sales pick up, that's a combination worth noting.

Inventory in El Paso County is up 3% from this time last year, with 2,714 single-family homes on the market. Sales picked up too — 1,063 homes sold in May, an 11% increase over May 2025.

Median sales price held almost flat at $549,000, and homes averaged just 39 days on market. For context, that's essentially the same pace as a year ago.

More inventory, more sales, and a stable price point. The market is moving.

Heads up for elevateMLS subscribers: the SentriLock fee is increasing to $14 per month, effective with the June 25th billing for August services.

The current $9 fee has been in place since 2015. The RSC Board of Directors has determined that the cost of providing this service can no longer be absorbed without a fee adjustment.

SentriLock remains one of the most reliable tools available to you. Electronic lockboxes with logged entry data and dynamic access codes protect you and your sellers at every showing. Showing notifications and out-of-area access mean fewer missed showings and a more professional experience for clients.
