Buying a home in coastal Charleston? Check these five things before you write an offer.

Square footage and finishes get the attention. In the Lowcountry, the details that change what a home really costs you are usually on paper:

1 Flood zone and elevation certificate. Insurance premiums can vary a lot from one street to the next.
2 Dock permits. On tidal creeks, a permit isn’t guaranteed to transfer or expand with the house.
3 Historic district review. Downtown homes have requirements for exterior changes.
4 Primary or second home. South Carolina assesses a primary residence at 4% and a second home at 6%, and that’s a big difference every year.
5 HOA and regime documents. On Daniel Island, Kiawah, and gated communities, read them before your due diligence window closes.

People ask me for the highlight reel on Charleston. I’d rather give them the real one.

Yes… the walkability downtown, the beach mornings on Isle of Palms and Sullivan’s Island, the mix of communities from historic peninsula to master-planned islands, all of it is real. So is the price tag in the areas everyone wants (Downtown’s median sits around $1.6M, Mount Pleasant $884K, James Island $605K, per Redfin, June 2026), the hurricane-season homework, and a market that moves fast on the good stuff.

I’ve spent over 7 years walking relocation and luxury buyers through exactly this… pulling comps, showing what the numbers actually mean for their specific situation, no pressure either way. If you’re weighing a move here, that’s what I do.
