These 3 can all lower cash to close, but they do it in very different ways.

• CalHFA: may help with down payment and sometimes closing costs, depending on the program.
• Seller credits: negotiated money from the seller that usually goes toward allowed closing costs and prepaid taxes or insurance, not your down payment.
• Lender credits: the lender covers some closing costs in exchange for a higher rate.

Two offers can land at the same price and still feel very different to a seller. The credit request is usually why.

Seller credits follow the loan, not just the number on page one. Conventional limits can shift with down payment. FHA can allow up to 6%. VA is the one people misread most because the 4% rule is not the same as every seller paid cost.

Because I work on both the financing and real estate side, I compare price, credits, cash to close, and appraisal risk together here in San Diego.

Start with the next payment, your usable equity, and how long you want to hold the home. Sell when you need a clean reset or funds for the next purchase. Rent when the monthly math works and you want to keep the asset. Refi when a better payment buys you time.
