I just published a long piece on what the AI boom is actually doing to East Bay real estate. Here's the part that surprised me most while I was pulling the numbers.

A two-bedroom apartment in San Francisco rents for a median $6,020 a month right now. The same apartment in Oakland rents for $2,640.

That's a $3,380 difference, and it's the widest gap anyone has ever recorded between the two cities. Back in December 2020, when half the Bay was convinced San Francisco had emptied out for good, the gap was $940. Gaps like that don't hold. People move.

What opened it up: AI companies have leased more than 2.8 million square feet of office space in San Francisco, and those leases run ten years with return-to-office expectations attached. San Francisco apartment vacancy is down to 2.2%. BART ridership just hit a post-pandemic high. So the demand pushes east, and Oakland's vacancy rate has already fallen from 7.2% to 4.1% in twelve months.

But this is the part I want people in Berkeley and El Cerrito and Alameda to hear. That money is landing on very specific houses.
Lafayette is up around 20% year over year. Oakland is up 0.4%. Redfin found that Bay Area homes in the luxury tier are up 13.4% since ChatGPT launched, while entry-level homes are down 3.8%. In the 2020 to 2022 run-up, every price band moved together. That's over.

Two houses two miles apart are having completely different years right now.

So when someone asks me whether they should sell before the AI wave hits, there's no general answer. It depends on your price band and how close you are to BART. A renovated place in the upper half of its market is getting that buyer today. An entry-level home with deferred maintenance might be waiting a long time.

I’m taking a moment today to reflect on something I don’t take for granted…

Being trusted to guide people through one of the most meaningful financial and personal decisions of their lives.

After 25 years as a real estate advisor, what still inspires me most is helping clients succeed in a market that often feels overwhelming. This morning, I sat alongside my clients at the closing table, helping them understand over 200+ pages of loan documents as they purchased their very first home. We had competed against five other offers and we won on their very first attempt!

That outcome wasn’t luck.
