Hands down my favorite thing about my job is the people I get to work with. 1. Your “max approval” is usually higher than your comfortable budget

A lender may approve you for far more than you actually want to spend each month. The real monthly cost includes more than principal and interest (Something a Zillow calculator either doesn’t show you, or strongly misleads)

Other expenses we consider:
* Property taxes
* Homeowners insurance
* HOA dues
* Maintenance
* Utilities
* Closing costs
* Future repairs

A good lender helps you reverse-engineer a payment that still leaves room for savings, travel, emergencies, and normal life.

2. A Pre-Approval does NOT guarantee final approval

This is a scary one. All pre-approvals are NOT created equal.

Buyers are often surprised that they can be pre-approved and still run into issues later. During underwriting, lenders re-check:

* Income
* Employment
* Bank Statements
* New Debt
* Large Deposits
* The Property Appraisal

We offer upfront underwriting to our clients before you find a property. This adds the guarantee to make your offer more favorable and relieves stress in the process.

Plus, we educate you upfront on factors that could change your approval: buying a car, opening new lines of credit, changing jobs, moving money around during escrow, etc

3. The financing strategy matters as much as the offer price

In competitive markets, the strongest offer is not always the highest number. Sellers and agents pay close attention to:

* Pre-approval quality
* Down payment strength
* Appraisal gap coverage
* Closing timeline
* Financing contingencies
* Lender reputation
* Whether the lender can actually close on time

I used to dread Mondays in my younger 20s working a 9-5 job. Then, I heard this quote that freaked me out enough to stick with me:

“If you hate Mondays, you will end up hating 1/7 of your life.”

For scale- that’s 15% of your life! Total gut punch. And I know- kind of a no-brainer… but also, woah, right? 🤯 Our mindset has the power to either drown us or lift us up!

Now, I don’t just live for the weekends or TGIF feelings…
I live for the week!

The intentional mornings, workouts with friends, walks to my favorite neighborhood coffee shop, laughing as much as possible, celebrating the small wins, treating my customers like old friends, co-working in a beautiful community, and all the in-between moments that don’t look exciting, but feel amazing.

Weekends are fine.
But the week is where life actually happens 🎉🫶🏼

Always counting my blessings with the amounts of freedom and joy my career allows me to experience everyday!
