Another fun Austin find! ☕️🚗

You know I love a good local spot, especially one that’s a little unexpected. This one combines a few of my favorite things: great places to explore, vintage treasures, and a little bit of that Keep Austin Weird spirit.

If you’re cruising down South Lamar, you might drive right past this place without realizing what’s tucked behind Roadrunner Relics!

Is the Austin housing market good or bad right now? 🏡 The answer might surprise you.

“How’s the market?” is probably one of the questions I get asked most often. And my answer is almost always the same: It depends on whether you’re buying, selling, and where!

The Austin real estate market isn’t one-size-fits-all. What I’m seeing varies by neighborhood, price point, condition, and even the individual property.

Buyers have more choices and negotiating power, while sellers need to be more strategic than ever with pricing, preparation, and presentation.

The good news? Homes are still selling, and buyers are still buying. But success in this market requires understanding the competition, setting realistic expectations, and having a solid strategy.

I’m sharing a few observations from what I’m seeing firsthand while helping buyers and sellers navigate today’s Austin market.

An Austin Realtor on a little Hill Country design field trip 🏡🍷

Just 1.5 hours from Austin, I recently toured the 2026 Southern Living Idea House in Fredericksburg—and came home with plenty of design inspiration.

Even better? You can actually live in the community where it was built. Friedën is a gated community just three miles from downtown Fredericksburg, with new homes from approximately $1M–$3M.

For Austin buyers looking for a second home, weekend escape, or a little more space in the Hill Country, this is one to know.

Austin City Limits… and I don’t just mean the festival. 🤠🎶🌮

There are certain things that just make you feel like an Austinite: strong breakfast taco opinions, calling it Town Lake, planning your route around traffic, considering 75° sweater weather, and regularly saying, “Wait… what did THAT house sell for?” 😂

This one feels a little extra special to share. 🌿

I’ve driven past this ~5-acre property in Oak Hill for over 20 years, and I’m genuinely thrilled to see this 100+ year-old school house brought back to life in such a beautiful way.

I enjoyed my birthday dinner last night at Escuela, Southwest Austin’s newest and greatest restaurant. It’s one of those places that makes you stop and appreciate how much Southwest Austin continues to evolve, while still holding onto some of the history and character that makes this part of town special.

And yes, the setting is gorgeous…but the food absolutely lived up to it. We ordered enough to have opinions. 😂 If you’re planning to go and want to know what we loved (and what I’d order again), send me a message!
