Despite ongoing conversations about interest rates, they’ve remained relatively stable—hovering between 6% and 7% for the past three and a half years. While the 2–3% rates during the pandemic were historically low, today’s rates are much more in line with the 50-year average.

Let’s put this into perspective. Using Austin’s median home price of $412,000 with a 10% down payment (excluding taxes, insurance, and HOA), even a quarter-point change in interest rate only impacts the monthly payment by about $60.

That’s roughly the cost of a dinner out or a few premium coffees.

For buyers waiting on a significant drop in rates, it’s worth considering the bigger picture. Over the past few years, many have delayed purchasing over relatively small monthly differences—while missing out on opportunities to build equity and long-term wealth.

In today’s market, timing the rate perfectly matters far less than getting into the right home and starting to build ownership.

We hosted our FIRST annual Valentine’s Client Appreciation Event, and it was such a success!

We set up shop at the office and had the best time seeing so many of you stop by. We gifted over 40 heart-shaped take-and-bake pizzas from Papa Murphy's Pizza , along with wine and roses — just a small way to say thank you for your continued trust and support.
