One of the biggest misconceptions I see with buyers is thinking that everything an inspector finds should automatically be repaired by the seller.

The truth? Every home is going to have something. Even new construction.

When that inspection report comes in, I help my buyers put the findings into perspective:

☑️ What needs attention NOW?
Safety concerns, structural issues, active leaks, electrical problems, HVAC issues or other major items that need to be addressed.

☑️ What should we PLAN FOR?
Things that may be working just fine today but could need repair or replacement down the road. These are the items you want to know about so you can plan and budget accordingly.

☑️ What goes on the HOMEOWNER MAINTENANCE LIST?
The smaller items that come along with owning a home—the things you repair, maintain or simply keep an eye on over time.

A home inspection isn’t about finding a perfect house.

It’s about understanding the house you’re buying so you can make an informed decision. 🏡
