Today we had the opportunity to learn from some of the best! 👏🏼

Jeremy and Kade are local appraisers with a wealth of knowledge, and the insight they shared today is incredibly valuable to our industry.

They walked us through the upcoming changes to how residential appraisals will be completed with UAD 3.6.

So, what exactly is UAD?

UAD stands for Uniform Appraisal Dataset — a standardized set of data used by appraisers to provide consistent, structured information about a property and its comparable sales.

The appraisal industry is moving to UAD 3.6, which is the first major overhaul of the UAD dataset since 2010 — about 16 years ago. And honestly, that 16-year gap is a big part of why this change is so significant.
UAD 3.6 brings a much more detailed, standardized and data-driven approach to how properties and comparable sales are described and reported.

For Realtors, this means staying educated matters. Understanding how these changes can affect the appraisal process, comparable sales and ultimately a transaction is another important piece of serving our clients well.

Knowledge is power. And who you choose to work with matters. Make sure your Realtor is committed to continuing education, staying current with industry changes and understanding the details that make a difference!
