Thailand, with its warm climate, picturesque landscapes and affordable living costs, offers a retirement experience that is both comfortable and fulfilling. With retirement visa option, the country provides a convenient pathway for individuals looking to spend their golden years in this tropical paradise.

To be eligible for a retirement visa in Thailand, you must meet the following requirements:

✔️ Age: Applicants must be at least 50 years old.
✔️ Financial Means: You must demonstrate that you have a certain level of financial stability to support yourself during your stay in Thailand. The current requirement is a minimum monthly income of 65,000 THB or a bank account balance of at least 800,000 THB. These figures are subject to change, so it is advisable to verify the updated requirements before applying.

When applying for a retirement visa, you will need to gather the following documents:

▪️A valid passport with a remaining validity of at least 18 months.
▪️Application form provided by the Thai embassy or consulate.
▪️Financial proof: provide evidence of your financial stability, such as bank statements or an income affidavit.
▪️Medical certificate from a recognized medical professional stating that you are physically and mentally fit to reside in Thailand.
▪️Police clearance certificate: some Thai embassies or consulates may require a police clearance certificate to ensure you have no criminal record.
▪️Health insurance: it is highly recommended to have it during your stay in Thailand to provide financial protection in the event of any medical emergencies.

Once granted, a retirement visa allows you to stay in Thailand for an initial period of one year. After this period, you can extend your visa by applying for an annual renewal.

❕Retirees with a retirement visa must report to the nearest immigration office every 90 days to confirm their current address.
❕A retirement visa does not grant work authorization in Thailand. Engaging in any form of employment is strictly prohibited.

📝The topic of property purchase in Thailand is quite complex and includes information beyond just purchase agreements and due diligence. One important aspect is the right of superficies.

Foreigners are not allowed to buy land in Thailand, but they can own buildings. Many foreigners lease land and construct homes, which require a land lease and registration of the right of superficies.

📍This registered right allows you to own the structures you build on the land without obtaining ownership rights over the land itself. The right of superficies can be registered for a period of 30 years with a renewal provision, or for the life of the owner or superficiary. It is a strong supporting right to a lease agreement, and even if you lose your lease, your superficies remains in full force and can be transferred to your heirs.

To register a right of superficies, the land must have a title and be administered by the Land Department.

🧸The topic of the parent-child relationship is quite serious all over the world in general and in Thailand in particular. If you would like to learn more about the legal part of it, this post is made for you by our Legal Department.

🔸When the child is born during the marriage of his/her parents, he or she is considered to be the child of the married couple. If the child is born within 310 days after the legal end of the legal union (divorce or annulment), he or she is still considered to be the kid of the married couple.

🔸When a child is born outside of marriage, the mother is granted complete custody, and the father has no parental rights until he has obtained legal recognition of his parentage through a court order or the mother's consent, which must be registered with the provincial government.

🔸In any case, parental rights are granted to people who have been adjudicated to be a child's legal parents, and the child will be under their care until they reach the age of majority in Thailand, which is currently 20 years old.

Up to that point, parents have duties and rights toward their children. As well as children do.
