HDB resale prices fell another 0.2% in Q3 2026, marking the third consecutive quarterly decline.

But hereโ€™s the interesting partโ€ฆ

๐Ÿ“Š 7,528 resale transactions were recorded in Q3 โ€” 5.2% higher than the same period last year.

And despite the lifting of the 15-month wait-out period for certain private-property owners buying resale HDB flats, HDB said it has not seen a significant increase in purchases by private-property downgraders so far.

At the same time, around 7,960 new HDB flats are expected to be launched in November across Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun.

HDB resale prices fell another 0.2% in Q3 2026, marking the third consecutive quarterly decline.

But what about the 1.7% that didnโ€™t? ๐Ÿ‘€

A recent EdgeProp analysis of 5,000+ subsale transactions from Jan 2021 to Aug 2026 reveals some interesting lessons about where losses happened โ€” and why.

๐Ÿ“ Location matters
Loss rates were 7.1% in the CCR, 1.9% in the RCR and 0.7% in the OCR.

๐Ÿ“ Unit size matters
At One Pearl Bank, 50% of subsales below 600 sq ft recorded a loss. At Normanton Park, it was 22.6%.

โณ Timing matters
13 of the 16 losses across these two projects occurred in 2025, with 7 occurring in November and December.

๐Ÿ—๏ธ Competition matters
More than 4,000 new residential units were launched in 3Q2025, giving buyers more alternatives to older subsale units.

๐Ÿ’ฐ But here's the bigger picture:

4,991 profitable transactions generated $1.32 BILLION in profits, compared with $7.5 MILLION in losses across 76 loss-making transactions.

That's 176ร— more profit than losses.

So the lesson isn't simply โ€œsubsale properties make money.โ€

It's that the details matter.

Before buying a property, ask:

๐Ÿ’ฐ What price am I paying?
