๐ก Singapore Property Market Showing Healthy Momentum ๐
Some encouraging numbers from the latest July market update:
๐ฅ 731 new private homes sold in July โ almost 5x Juneโs 156 units.
๐๏ธ The strong rebound was driven mainly by Lentor Gardens Residences & Dunearn House, both achieving more than 55% sales during launch.
๐ฐ Buyers are still prepared to enter at todayโs prices:
โขโ โ Lentor Gardens averaged around $2,350 psf
โขโ โ Dunearn House averaged around $3,140 psf
๐ 4,894 new homes have already been sold in the first 7 months of 2026, ahead of the same period last year.
๐ธ๐ฌ Most importantly, demand remains very much locally driven โ Singaporeans accounted for about 87.6% of July purchases, with PRs another 10.7%.
๐ Even older launches are seeing buyers pick up remaining units, showing that demand isnโt limited to just the newest projects.
๐ฎ Looking ahead, analysts expect activity to pick up again with several major launches coming to market. CBRE is forecasting around 7,500โ8,500 new home sales for 2026.
What does this mean for buyers?
The market is showing that buyers are still willing to commit when the project, location and pricing make sense.
With land, construction and replacement costs remaining high, waiting purely for a major price correction may not necessarily result in a better entry point.
