最近参观了新加坡的新楼盘,发现展厅内有细微的变化 — 自阳台外墙和内墙之间画了一道线,这主要是让您更加了解套内面积该如何计算。

因为,自去年9月1日开始的政府售地计划,或今年6月1日后申请提交的新项目都必须采行新的楼面测量方式,例如我们的套内面积是要计算至外墙的一半。另外您若看到挑高开敞空间 ( Void Area)已不计算在套内面积内,还有有无遮盖区域、如阳台这些的计算标准都有所不同。

对于开发商来说,至关重要的影响就是不能售卖”冷气平台、阳台及挑高宽敞的开放空间”。无法将上述空间计算到成本中,将导致开发商损失3%-5%的可售卖空间,造成成本增加,利润降低等影响。可以预期新开发项目的价钱只⬆️不⬇️了。

The transaction of a 1,281 sq ft, three-bedroom unit at The Atelier for $3.2 million, or $2,494 psf, on March 5 set a new low in terms of psf price for the project. This is based on transactions between Feb 24 and March 3.

According to developer sales data, The Atelier has moved about 37 units to date, which translates to a take-up rate of about 31%.
