Memang enjoyed the movie! 👏🔥
Honestly, cerita ni memang best and sangat menjadi 😱
The sound effects, lighting, camera angles and all the scary scenes were really on point. Banyak part memang buat people terkejut dalam cinema 😂👻 The suspense was good from beginning until the ending.

Can really see the effort from the whole production team. Visual cantik, jalan cerita menarik and the horror scenes memang feel real sangat!! 👍

Very happy to be there together to support local movie industry ❤️

Many people think that transferring property to a spouse — especially out of love and without money — means no tax.

But in Malaysia, that’s not always true.

If you are a foreigner transferring property to your Malaysian spouse, the law treats it as if you sold the property at market value, even if no money is involved. This means Real Property Gains Tax (RPGT) is still payable.

What’s more, foreigners do not enjoy the usual spouse exemption. So even a genuine family transfer can result in unexpected tax costs, and sometimes a situation where you need to pay tax without receiving any cash.

Before making any transfer, it’s important to understand:
✔ How much tax you may need to pay
✔ Whether timing affects your tax rate
✔ What alternative options are available

A simple decision made out of love can become a costly mistake without proper advice.

If you are a foreign property owner in Malaysia, always check first before transferring.

很多人以为，把房产转给配偶，尤其是基于“爱与赠与”，
👉 不需要缴税。

但在马来西亚，这个想法是错误的。

如果您是外国人，将房产转给马来西亚配偶，
即使没有收取任何款项，税务局仍会视为：
👉 您已经按照市场价值出售房产

因此，还是需要缴纳 产业盈利税（RPGT）。

更重要的是：
❌ 外国人不能享有夫妻之间的税务豁免

这就会出现一个常见问题：
👉 没有收到钱，却需要缴税

在做出任何转名决定前，建议先了解：
✔ 可能产生的税务金额
✔ 持有年限对税率的影响
✔ 是否有更合适的安排方式（如遗嘱或信托）

一个出于爱的决定，如果没有做好规划，
可能会变成一笔不小的开支。

如果您是外国房产持有人，建议在转让前先咨询专业意见。
