After handling properties for over 20 years, the most common question I get asked is...

"Which condo should I buy?"

My answer to them is,

I won't recommend a condo until it passes these five questions.

1. 𝑰𝒔 𝒕𝒉𝒆𝒓𝒆 𝒓𝒆𝒂𝒍 π’…π’†π’Žπ’‚π’π’… 𝒇𝒐𝒓 𝒑𝒆𝒐𝒑𝒍𝒆 𝒕𝒐 π’”π’•π’‚π’š π’Šπ’ π’•π’‰π’Šπ’” π’π’π’„π’‚π’•π’Šπ’π’?

It must be an area people will still want to live or invest in many years from now.

For example, everyone wants to live in places like Desa Park City, but not many want to stay in faraway places like Sekinchan.

2. π‘―π’π’˜ π’Žπ’–π’„π’‰ π’„π’π’Žπ’‘π’†π’•π’Šπ’•π’Šπ’π’ π’Šπ’” π’Šπ’ 𝒕𝒉𝒆 𝒂𝒓𝒆𝒂?

If there are many similar projects and similar units in the same area, you’ll have more people selling or renting out the same units.

Often they lower their prices just to compete, which lowers the value of your property.

3. π‘―π’π’˜ π’‘π’“π’‚π’„π’•π’Šπ’„π’‚π’ π’Šπ’” 𝒕𝒉𝒆 π’π’‚π’šπ’π’–π’•?

A bigger unit isn't always better.

I look for efficient layouts with minimal wasted space because that's what you’ll use day in, day out.

4. π‘―π’π’˜ π’Žπ’–π’„π’‰ π’Šπ’” 𝒕𝒉𝒆 π’Žπ’‚π’Šπ’π’•π’†π’π’‚π’π’„π’† 𝒇𝒆𝒆?

Now, I’m not saying low fees are better.

Rather, I ask myself whether the fees are reasonable such that they can support the facilities in the building.

If they are too low, the building and facilities won’t be maintained well.

5. 𝑰𝒇 𝑰 𝒉𝒂𝒅 𝒕𝒐 𝒔𝒆𝒍𝒍 π’•π’‰π’Šπ’” π’‘π’“π’π’‘π’†π’“π’•π’š π’Šπ’ 10 π’šπ’†π’‚π’“π’”, π’˜π’‰π’ π’˜π’π’–π’π’… π’˜π’‚π’π’• 𝒕𝒐 π’ƒπ’–π’š π’Šπ’•?

This is my favourite question.

We need to think of our exit strategy before we make any purchase, because it will affect how we manage it.

You’ll also be more confident because you know there are ready buyers if you need to sell it one day.

These are the most helpful questions I’ve found in all my years helping property owners and investors.

Many first-time home buyers wonder what kind of properties they can buy with their current income.

Let's look at a hypothetical example:

πŸ’° Monthly income: RM5,000

Example financial profile:
βœ… Stable monthly income
βœ… Minimal existing financial commitments
βœ… Good repayment history

Estimated monthly budget:
🏠 Home loan instalment: ~RM1,600/month
πŸš— Transport: RM600/month
🍜 Food & daily expenses: RM1,200/month
πŸ“± Bills & subscriptions: RM200/month
πŸ›‘οΈ Insurance & savings: RM500/month
πŸ›’ Other expenses: RM500/month

Based on this example:

🏠 Property price range: approximately RM350,000–RM400,000

Illustration:
Property price: RM400,000
Loan assumption: 90% financing
Loan amount: RM360,000
Tenure: 35 years
Estimated instalment: ~RM1,600/month*

Many first-time investors overlook this...

Not all tenants are the same.

I've seen properties with attractive rental yields but constant tenant turnover.

And I've seen properties where tenants stay happily for years.

Which do you think creates less stress for the owner?

One reason many investors like properties around KLCC is the tenant profile.

A lot of professionals, expatriates and senior executives prefer to live close to where they work.

For them, convenience matters...

Being able to walk to the office, being close to meetings and near restaurants and amenities.

As a property owner, having the right tenant can make a huge difference.

After all these years, I've learnt that a smooth investment journey is worth a lot more than people realise.

People often ask me:

"Why do people still buy in KLCC when there are so many newer projects around?"

After being in real estate for almost 20 years, I've realised something.

The best properties are not always the cheapest.
They're not always the biggest either.

Sometimes, they're simply the ones that everybody wants.

Let me give you an example.

A Rolex is not expensive because it tells time better than other watches.

It's valuable because people recognise it.

Property can be like that too.

In Malaysia, there are many nice areas.

But if you ask someone from overseas to name one location in Kuala Lumpur, chances are they'll say KLCC.

The Twin Towers have become a symbol of Malaysia.

And that kind of recognition is not something you can build overnight.

When people buy around KLCC, they're not just buying a home.

They're buying into one of the most recognised addresses in the country.

Just something I've noticed after helping buyers for so many years.

Sometimes what holds value isn't what's newest.

It's what's iconic!
