We are pleased to announce that we acted for Jasa Cendana Sdn Bhd, a wholly-owned subsidiary of Temokin Credentials Sdn Bhd, a local property developer in connection with the successful disposal of approximately 6.071 hectares of agricultural leasehold land in Bukit Raja, Selangor to Titijaya Makmur Sdn Bhd, an indirect wholly owned subsidiary of Titijaya Land Berhad, for a total consideration of RM47.39 million.

The transaction marks a significant property transaction in Bukit Raja area and reflects the strategic value of the land within one of the Klang Valley’s established growth corridors.

The transaction is led by our Partner, Lim Yoke Wah and Principal Associate, Hilary Lim together with the support of our team in handling the legal and transactional aspects of the disposal.

We are delighted to have advised and supported Jasa Cendana Sdn Bhd to facilitate the successful completion of the disposal.

𝗜𝘀 𝗱𝗶𝘀𝗰𝗹𝗼𝘀𝘂𝗿𝗲 𝗲𝗻𝗼𝘂𝗴𝗵 𝘄𝗵𝗲𝗻 𝗶𝘁 𝗰𝗼𝗺𝗲𝘀 𝘁𝗼 𝗕𝗡𝗣𝗟 𝗶𝗻𝘁𝗲𝗿𝗲𝘀𝘁 𝗿𝗮𝘁𝗲𝘀?

BNPL providers may think that as long as a high interest or service rate is clearly disclosed upfront, consumers can decide for themselves whether they are willing to pay the price.

But disclosure is not a safe harbour for imposing excessively high rates. It is only the first step.

BNPL providers must still ensure that the interest rates they impose are reasonable, taking into account all the circumstances.

This highlights that transparency alone is not enough when it comes to BNPL pricing.

𝗪𝗵𝗮𝘁 𝗱𝗼𝗲𝘀 𝟮% 𝗽𝗲𝗿 𝗺𝗼𝗻𝘁𝗵 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝗺𝗲𝗮𝗻 𝗳𝗼𝗿 𝗕𝗡𝗣𝗟 𝗰𝗼𝘀𝘁𝘀?

Under Malaysia’s Consumer Credit Act 2025, BNPL providers are required to disclose the Effective Interest Rate (EIR), giving consumers a clearer picture of the actual annualised cost of credit.
For example, a rate of 2% per month may appear low, but when reflected as an annualised EIR, the cost could be around 26% to 27%.
This highlights the importance of clear, transparent and proper disclosure across BNPL advertisements, promotional materials, documents and marketing terms.
