EXSIM，正在 KLCC 核心圈疯狂插旗

刚刚傍晚 7 点多，一位做地产的朋友传了一则讯息给我：” EXSIM 又有新动作了“

我打开一看，发现这是一则刚刚出炉的公告。UEM Sunrise 宣布将位于 Jalan Ampang 与 Jalan P. Ramlee 交界（也就是W Hotel前面那块地）、占地 1.6 英亩的永久地契地段（Lot 149），交由 EXSIM Development 旗下 EXSIM KLCC 开发，并涉及 RM4.15 亿保证收益的发展权协议(DRA)。而且就地理位置来说，目前市场上应该只有TA Global 的 CloutHaus 能和它一比高下吧？

我平时一直都有关注 KL房地产，自己也在那一带投资了些产业，印象中 EXSIM 在 KLCC 一带的项目已经不少，但一直不懂具体多少个。回头一数，才发现答案比我想像中还要惊人。在步行可达双峰塔的范围内，EXSIM 竟然已经布局了 6 个项目

从已交付的 Scarletz Suites，到如火如荼建设中的 Phoenix Suites、HUGOZ Suites、Kyliez Suites、Hanaz Suites，和刚刚公布的 Lot 149，这已经不是单纯开发一、两个项目，而是一块地接着一块地，把版图不断向 KLCC 核心圈推进

今天就一起梳理 EXSIM KLCC 这些年，是如何一步一步在双峰塔周边完成这盘布局的

2021年，EXSIM 迎来 Scarletz Suites 的交付。这座位于 Jalan Yap Kwan Seng 的 49 层服务式公寓，共有 604 个单位，也是 EXSIM 较早期打入 KLCC 核心区的重要项目。项目定位酒店式服务公寓，瞄准市中心居住及短租需求，为 EXSIM 日后持续深耕 KLCC 奠定基础

2023年，EXSIM 明显加快布局步伐，在同一年推出 HUGOZ Suites 与 Kyliez Suites。其中，Kyliez Suites 位于 Jalan Kia Peng，对望双峰塔，并邻近 Avenue K 与 KLCC LRT 站，进一步强化 EXSIM 在 KLCC 核心生活圈的项目密度

2024年，EXSIM 推出270 个单位的 Hanaz Suites，继续落子 Jalan Yap Kwan Seng 一带；同年，公司亦将版图延伸至 Bukit Bintang，推出 Branniganz Suites，开始同时布局吉隆坡黄金三角区两大核心地段

2025年，EXSIM 再次回到 Jalan Yap Kwan Seng，推出 Phoenix Suites。项目紧邻 Scarletz Suites，被市场视为该区域的延续开发，也反映公司持续看好 KLCC 核心地段的长期价值，而非单一项目开发策略

2026年，EXSIM KLCC 的布局进一步扩大。具官网透露，EXSIM 计划与马来西亚篮球总会合作，在 Merdeka 118 一带发展 MABA Suitez 项目。加上刚刚宣布的 Lot 149 并入版图，EXSIM 在步行可达双峰塔的范围内已拥有 6 个项目。这不仅反映 EXSIM 的布局策略，也折射出另一个值得关注的现象

一直被认为供过于求的 KLCC，似乎正迎来新一轮开发潮

随着 MM2H 从新推出，近几年越来越多发展商重新把目光投向这片土地，并在KLCC 核心圈同时推进超过一个项目。例如 Chin Hin Property 已陆续推出 Dawn KLCC 与 Divine KLCC；Armani Group 亦先后布局 Armani Hallson KLCC 及 Armani Prestige

但问题也随之而来。 当越来越多发展商持续加码同一个商圈，而且不少项目都瞄准投资、短租及高端服务式公寓市场，KLCC 会否再次出现供应快速增加的情况？未来几年，这些新增供应能否被市场吸收？还是会重演过去市中心高端住宅竞争激烈、租金承压的周期？

答案，或许只能交给未来几年的市场去验证
