When two people buy a house in Ireland, the contract records how they will hold it. Most buyers never think about that line. It decides who inherits the property, whether either of you can act alone later, and in some cases whether the survivor gets a tax bill.

The short answer. Joint tenants own the whole property together, in equal shares, and when one dies the survivor automatically owns all of it, whatever the will says. Tenants in common own defined shares, and each share passes under that owner’s will.

Nua has announced a 0.40% increase to its PDH (Principal Dwelling House) fixed-rate mortgage products, effective 16 September 2026.

Clients with a formal loan offer can retain their existing rate if the file is Drawdown Approved by 6th October 2026, with a scheduled drawdown date of 7th, 8th, or 9th October 2026.

If funds have not been issued by the scheduled drawdown date, the new rates will apply, or a request for an amended loan offer will be assessed and reissued at the new rates.
