From insulating roofs to bringing property people together — another busy week in the property space! 🏠🔨

This week, one of our main focuses was improving a property’s EPC rating, working towards moving it from an F to an E, and potentially a D, subject to the final assessment.

The work included:
✅ Roof insulation using insulation roll, followed by a layer of insulation board.
✅ Wall insulation.
✅ Updated thermostats and heating programmers for better control of the heating.

There’s plenty happening behind the walls and ceilings before the finishing touches go on. The aim is to create a warmer, more energy-efficient home for the people living there.

We also hosted the North West Property Meet, welcoming over 30 investors, builders and people from across the property industry. A fantastic night with two brilliant speaker sessions, plenty of questions and great conversations. 🤝

Thanks to our speakers and everyone who came along. It’s great to see this property community continuing to grow.

🏘️ A New Week on the Property Journey

Another busy week ahead, with plenty of decisions to make and projects to keep moving forward.

This week’s focus includes:

✅ Following up on planning applications
✅ Reviewing refurbishment costs and project viability
✅ Organising site visits with builders and contractors
✅ Progressing finance and outstanding payments
✅ Meeting new contacts who could help support future developments
✅ Making clear decisions on which opportunities to pursue—and which ones to leave behind

Property investment isn’t always about buying the next deal. A huge part of the journey is managing what you already have, solving problems, protecting cash flow and making disciplined decisions.

Some weeks bring visible progress; others are about putting the right foundations in place. Either way, the key is to keep moving forward.

New property going live this week exciting !!!!

We’re delighted to share the latest progress from Project Foyleview as we move into the final stages of this renovation.

The transformation is now really starting to take shape, with painting well underway throughout the property and the finish line firmly in sight. The new flooring has been installed, kitchens are being completed, and each room is beginning to showcase the vision we had from the outset.

The remaining works include:
✔️ Electrical second fixing
✔️ Final carpentry and joinery
✔️ Finishing touches and snagging

It’s always rewarding to reach this stage of a project, where months of planning, hard work and craftsmanship come together to create a quality finished home.

A huge thank you to all the trades and contractors involved so far. We’re looking forward to sharing the completed transformation very soon.

Project Foyle View is flying along with the new joinery package almost complete which is great progress.

Almost time for paint which is a great sign of progress.

The next phase is to finalise the interiors & electrics that’s required.

And finally checking in on the next project that’s almost ready to start.

Loads of learnings along the way with both projects and definitely more to come….

Progress update on one of our latest refurbishment projects.

Over the past few weeks, we’ve completed major preparation works, installed the kitchen, and started laying the flooring throughout the property. Seeing the transformation take shape from the original condition has been a huge step forward.

Next stage is the final second-fix works, including plumbing, electrics, carpentry, carpeting, and the finishing details that bring the whole project together.

Still plenty to do, but the progress so far has been massive and the vision is starting to come to life. Looking forward to sharing the finished result soon.
