Exchange and completion get mixed up all the time. They're not the same day, and that gap matters.

Exchange is when contracts become legally binding. You can't pull out without real consequences after this point. Completion is moving day, when the money moves and the keys are yours.

Most straightforward chains leave 1 to 2 weeks between the two. It can take longer if there's a chain to coordinate.

Local searches are one of the most common reasons a move slows down, and one of the least understood.

They're meant to take around 10 working days. In practice, some councils take a lot longer. We've seen the slowest take over 25 working days. That wait is usually down to the council's own queue, not your conveyancer sitting on it.

Knowing this upfront means a wait doesn't feel like something's gone wrong.

When the seller's side gets delayed, the pressure lands on everyone else in the chain. This client had a fixed date they needed to hit for their own rental arrangements, and it looked shaky right up until it wasn't.

Keith and Muni kept working the problem, staying in regular contact by phone and email so nothing was a surprise. The sale completed a week ahead of the original deadline.

Think leasehold reform has already happened? Some of it has, but a lot of it isn't switched on yet. 🏡

Ground rent on most new leases is now £0, and the two-year wait to extend a lease has gone. The bigger changes, like lease extension costs and the £250 ground rent cap, are not in force yet.
