What are conveyancing searches? 🏡

They're an important part of the conveyancing process, helping your solicitor uncover key information about a property before you exchange contracts.

The three main searches are:

Environmental search – checks for risks such as flooding, contaminated land and ground stability.

Local authority search – reveals planning history, building regulations, road schemes and other information held by the local council.

Water & drainage search – confirms connections to mains water and sewers, and whether public drains affect the property.

Understanding what these searches cover can help you feel more confident throughout your home-buying journey.

Do you actually need a TV Licence? 📺

Having a TV at home doesn’t automatically mean you need one. The legal requirement depends on what you watch and how you watch it.

You generally need a TV Licence if you watch or record live TV, watch programmes live online or use BBC iPlayer, including catch-up and on-demand content.

If you only watch programmes on services such as Netflix, Amazon Prime Video, ITVX, Channel 4 or My5 when they aren’t being shown live, you generally won’t need one.

And if you watch without a required licence, you could be taken to court and fined up to £1,000.
