Good news for property buyers in Alicante and the Comunidad Valenciana! 🏠 💶 😁
From 1st June 2026, the general ITP property transfer tax on resale properties in the Comunidad Valenciana has reduced from 10% to 9%.
That means buyers of second-hand/resale properties could now save €1,000 for every €100,000 of purchase price.
For example:
€200,000 property = approx. €2,000 saving
€300,000 property = approx. €3,000 saving
€500,000 property = approx. €5,000 saving
This is a welcome change for buyers, especially with purchase costs being such an important part of budgeting when buying in Spain.
However, it is important to remember that ITP is only one part of the buying costs. You still need to budget for notary fees, land registry fees, legal fees, and any other applicable taxes or costs.
Also, the reduced 9% rate applies to most standard resale purchases, but higher-value properties and special circumstances may be treated differently, so always check your exact position before committing. Properties over €1,000,000 may still be taxed differently.
