Pending in less than 24 hours and less than a week later!
I am very happy to get this home sold for my amazing and loyal clients JM and DM! Our paths crossed randomly a number of years ago, and I did an evaluation on this particular home for them. I identified that they needed a permit for their deck, and with them being from out of town asked if I could help. I knew they likely weren’t going to list the home quite yet, but I agreed to help them out to make it easier for them. I measured everything and prepared the drawings necessary to obtain the permit. Years later when they decided it was time to move to Edmonton, they called me to help buy a home and ultimately list this one I did the drawings for many years ago. Client never forgot about me (and always told me that) and appreciated my help back then. Goes to show that even though the work we do and the seeds we plant may not produce immediately, eventually they grow and produce great results. Always play the long game in real estate. Stay patient and consistent. Effort gets rewarded! Thank you to my buyers and Congratulations!!

April 2026 Housing Market Stats

April was definitely a bit of a mixed bag for Edmonton. The month delivered 2482 sales which was 16.4% higher than March, but it represented an 8.1% decrease from the same period last year. Average home prices overall had a modest gain, but that was buoyed by a 6.6% increase in condo average sales prices. The inventory remains manageable at 6917 units, and months of inventory is solid at 2.8. There is still a lot of uncertainty across the market, but I’m optimistic May will be a steady and strong month as it normally is. Buyers are still snatching up the properly priced homes that are staged properly and showing well! Not a great time to try and be aggressive on pricing IMO, but if expectations are reasonable then the chances of selling are high! I’ll check in again after May to see how we did!

Very proud of this young man. He was selected as the recipient of the Sportsmanship & Excellence award for the this season. This is one of two awards given that is selected by the coaching staff. Grayson always works hard and always shows up to the rink ready to go. He plays through injuries and always does his best to help his team. He has set some lofty goals for himself and is putting in the work to give himself the best chance of achieving those goals. Keep pushing and I’m certain you’ll open some doors for yourself!
