JULY 2026 EDMONTON RESIDENTIAL STATS

Edmontons market was a little slower than June which is expected due to Summer holidays. Inventory has remained fairly steady with 3.2 months of inventory available. Total sales dipped 7.6% compared to June as well. I would expect more of the same heading into August with people trying to soak up what little sun we seem to be getting! As well, some of my buyers have expressed uncertainty around fixed mortgage rates increasing which is causing them to pause a little. Fixed rates have recently climbed a little as these are tied directly to GOC bond yields, but the policy rate has held steady at 2.25%. Interesting times with the weather wreaking havoc on many homes these days as well. Edmonton has proven to be a stable market and will ride everything out with only slight bumps along the way. That’s my opinion anyway!! 😊
