September 2026 Housing Stats
Edmontons real estate market has firmly drifted into balanced market conditions with over 8000 listings on the market, and with 1959 sales this represents 4.1 months of inventory available. Buyers have more selection available and can often choose to take a little more time to make their decisions. Proper staging, having the home showing 10/10, and especially pricing are VERY critical in these conditions. Now is definitely not the time to try and price high compared to the comps, this is a recipe for high days on market and low showing activity. 🚨August 2026 Market Stats🚨

August housing stats were a bit of a mixed bag for Edmonton. Average priced dipped ever so slightly to $470,000, down 1.1% from July, but up 1.8% Y/Y. Sales came in at 2143, down 9.8% Y/Y, which has led to our months of inventory to jump up to 3.8. We’ve definitely started to creep into the land of the buyers market. There are plenty of great homes out there to choose from, so now is a great time if you’re a buyer to find a nice home and maybe even score a solid deal in the process! September is usually a steady month for sales, so let’s wait and see what the final few weeks bring for us!
