Edmonton Market Update ~ September 2025

August was quieter (as it always is when everyone’s at the lake 🌞), but the numbers still show a steady market.

At a Glance:
- 2382 homes sold
- 7141 homes on the market (more choice for buyers!)
- Avg. price: $461,281 → 6% higher than last year
- Benchmark price: $427,900 → 5.1% higher than last year

By Property Type:
Detached: $569,926 (up from last year)
Semi-detached: $420,802 (holding steady)
Townhomes: $301,342 (up from last month & year-over-year)
Condos: $218,063 (the big winner, up from August & year-over-year).

My Take:
August cooled, but fall is heating up.
More inventory + motivated buyers = opportunity for both sides of the market.
