Congratulations on your new home Francine! ๐Ÿก This smart and talented lady decided it was time to downsize๐Ÿ“ฆ although She called me well over a year ago downsizing is a very difficult decision. She wasnโ€™t quite ready but she knew she was close so she started prepping her home in Ogilvie for selling ๐Ÿงฝ๐Ÿ”ง๐Ÿช›. Many times sellers donโ€™t take all the advice thier realtor gives them but Francine was quite the opposite๐Ÿ’๐Ÿพโ€โ™‚๏ธ. She made detailed notes ๐Ÿ“ and worked very hard after our initial consultation. She took all the advice ๐Ÿ™Œ๐Ÿพ and even watched staging shows ๐Ÿ“บ to improved on my suggestions โญ๏ธ It certainly paid off because we sold very quickly โฐ and for a great price. Francine loves Ogilvie and although she wanted to down size she wanted to stay close to the area she loved living in for so many years๐Ÿฅบ We found the prefect place no more than a 5-7 min walk away ๐Ÿฅณ. Francine and her beautiful dog Suki can stay connected with their friends, enjoy the same walks in the ravine and eat at the same places that sheโ€™s become accustomed to๐Ÿ•๐Ÿƒ๐Ÿพโ€โ™€๏ธโ€โžก๏ธ๐ŸŒฒ๐ŸŒณ Moving can be hard especially from a home where youโ€™ve created so many amazing memories ๐Ÿซถ๐Ÿพ. As many of you might remember, I am part of a trusted referral network of Realtors across Canada and the world. This means I have a wide network of reliable Realtors across Canada and the world, that I know, respect, and feel confident connecting my clients with ๐Ÿค, to help friends and family find their dream home, no matter where theyโ€™re headed or coming from. ๐Ÿก

A few months ago, I introduced you to David Bercovitz in Victoria, BC, and today Iโ€™m excited to introduce you to another Realtor in my network:

I was introduced to Jenny, by her sister Alycia a few years ago. She grew up just outside of Edmonton but decided to raise her family in Saskatoon after attending university there. Iโ€™ve gotten to know Jenny, and she is exactly the kind of person I want representing my clients when theyโ€™re making a move outside of Edmonton.

Jenny has a really thoughtful and strategic approach to real estate. With a Masterโ€™s degree from the University of Saskatchewan and a background in business development, evaluation, and marketing, (you can probably tell she's much smarter than me), she brings a unique combination of analytical thinking, strong communication, and marketing expertise to her business.

But what stands out most to me is how she works with people.

Iโ€™m so lucky met her and her amazing daughter (who is as smart and a whip and definitely gave me future realtor vibes. lol). It was great getting to know them through the buying process. Hey guys!

As much as we love our home renovations, there's no denying that the process can nevertheless be a stressful one.๐Ÿ˜จ Some of that is due to the myriad of details, ranging from large choices such as siding color and paint to the smallest items, like door stops or light covers.

A good chunk of the stress can come from working with contractors.๐Ÿ› ๏ธ From personality styles to deadline stress, the homeowner-contractor relationship can be tricky.

To keep a project running smoothly and to reduce stress, consider these tips for working with a contractor:

๐Ÿ’ฌ Communicate clearly and in detail. From the first walk-through to the final check, make sure you are clear about your expectations and goals. Put everything in writing, from the paint finish and number of coats, to the projects the contractor must complete, along with timelines before receiving the next payment.

โฉ Speaking of milestones: never get ahead on the money. In other words, pay the contractor enough to cover materials and some of the early work, and then draw up milestones that serve as a carrot. This is fair to both sides: the contractor isn't working for free, and you aren't in a position to lose money should a worst-case scenario happen and the contractor stops showing up.

๐Ÿ“ Get referrals from friends and family as well as your favourite REALTOR ๐Ÿ‘‹๐Ÿพ. You can also visit their construction sites and always ask for references. Any reputable contractor will gladly provide references and welcome you to their job site. This gives you a look at finished projects as well as their style with in-progress work.

๐Ÿ”ข Get multiple estimates. This may not be necessary for a small project - you probably don't need three estimates for someone to install a toilet - but you should always get estimates from multiple contractors for mid-sized to large projects. Not only do you get a better idea of the price, but you could be surprised at how differently contractors may visualize the same job.

As I've said many times, I'm Canada's worst handyman, but I do know a lot of amazing and reliable contractors that help me when needed. If anything else comes up please don't hesitate to call, and we can connect you with the right person for the job.

Many people don't realize the importance of great pictures when listing a property, we've all seen the nightmare listings, that are out of focus, taken in portrait when they should be landscape or even upside down ๐Ÿ˜‚. I've said many times. that the most important thing when listing is the pictures. If buyers don't like the pictures, they're going to hit delete. Once buyers find it and like the pictures and inquire, only then does a good realtor come into play. Great pictures allow me to do my job. Hello Friends,

Moving can be a roller coaster of emotions for all of us...but it might feel even more stressful for our furry friends. ๐ŸŽข๐Ÿพ I've had a few clients this year with dogs & cats that found it hard to acclimate to their new home.

So I wanted to dive into how you can ensure they have the least stressful and smoothest transition possible. Following these simple tips could help!๐Ÿ•๐Ÿˆ๐Ÿ‡๐ŸŸ๐Ÿข๐Ÿฆ๐Ÿธ

Your pet's internal monologue:
๐Ÿ’ฌ"Excuse me... why are all my things in boxes? Why is the couch gone? Why is Kyra crying? WHY ARE WE LEAVING MY FAVORITE SQUIRREL?!" ๐Ÿ’ฌ๐Ÿ˜‚

Moving is a huge life change, and while we're focused on paperwork, packing, and possession day, our furry family members are trying to figure out what on earth is happening.๐Ÿ˜ตโ€๐Ÿ’ซ

Here are a few ways to make the transition easier:

๐Ÿพ Keep their routine as normal as possible.
Feed, walk, and play at the usual times. Familiar routines help reduce anxiety.

๐Ÿš™ Have a safe travel plan
Prioritize safety on move day: secure your pet properly whether traveling by car or plane. Also, take frequent breaks if you're on a long drive.

๐ŸŽ’ Pack an essentials bag
A pet care package may include food, toys, medication, treats, or a cozy blanket to help them settle in or for quick trips and emergencies.

๐Ÿ“ฆ Pack their things last (and unpack them first).
Their bed, toys, food bowls, and blankets carry familiar scents that help them feel safe.

๐ŸŽพ Burn off some energy.
A long walk or a good play session before the move can help calm anxious pups.

๐Ÿคซ Give them a quiet space on moving day.
Create a dedicated space for them immediately. This comfort zone helps them feel safe in the chaos of unpacking. Less chaos = less stress.

๐Ÿก Introduce the new home slowly.
Don't expect them to explore everything at once. Let them discover one room at a time. Even a walk around the neighborhood before possession day will help a lot.

๐Ÿฑ For cats... patience is everything.
Cats usually take longer to adjust. Give them a quiet room with their essentials before letting them roam.

๐Ÿฆด Keep treats handy.
Reward calm behaviour and create positive associations with the new home.

๐Ÿท๏ธ Update their ID and microchip information.
One of the easiest things to forget and one of the most important. Don't forget to update your address with the veterinarian as well.

โค๏ธ Stay calm & give them extra love.
Your pet doesn't understand why you're moving. They just know their whole world changed. Stay calm, keep the routine steady, and shower them with love and positivity.

Because at the end of the day...
A house becomes a home for every member of the family, including the ones with paws. ๐Ÿพโค๏ธ
