Hey friends!

As I'm sure you are all very well aware it is wetttttttt outside.🌧️ With the ground as saturated as it is, the consistent rainfall is causing flooding for many people in and around the city. 🌧

I called my friend Jason with Alberta Master Home Inspections and he offered the following tips to help mitigate some of your flooding risks.

Since Saturday evening, between 40-120mm has been reported across the province so far, and an additional 5-10 mm is expected today. ☔ The City of Edmonton will continue to see the rain through Monday so please review the tips below to help protect one of your most important assets and avoid costly repairs.

Tips during heavy rainfall:
🔹Make sure the downspouts for your roof drainage are to the point where there is positive drainage away from the foundation.
🔹Make sure the grading is diverting the water away from the foundation.
🔹Check the sump pump to make sure it is operable.
🔹Keep the sump pump clean of silt and debris.
🔹When discharging the sump from the exterior, make sure the hose attachment is far away from the home.

Hi All,

Occasionally when we look at homes the actual home is very nice, but the appliances are beat up or poorly maintained. As you might know, appliances are typically included when buying a resale property, so when they're not well maintained it can be a real turn off for a buyer. 😖

In addition, if the buyer has to buy new appliances it might not be feasible for them, so poorly maintained appliances could be a deal breaker ❌ or they might want a reduction in price so they are compensated for the extra expense. 🫰

In short, poorly maintained appliances could in fact affect the value of your home. So Kyra and I wanted to shed light on the importance of appliance upkeep and give you some tips and tricks to keep them in tip top shape. 👍🏾

Your appliances work hard every day and with proper care, they’ll last longer, run more efficiently, and keep your home safe. Here’s why maintenance matters and how to do it right:

Why Maintenance is Worth It 🤓

🔹Save money – Regular upkeep prevents costly breakdowns and delays replacements.
🔹Extend lifespan – Proper care keeps your appliances working for years to come.
🔹Lower bills – Clean and tuned appliances consume less energy.
🔹Stay safe – Checks help prevent electrical or gas hazards.
🔹Warranty protection – Following maintenance keeps many warranties valid.

General Maintenance Tips 🛠️

🔹Keep appliances clean of dust, grime, food debris, and lint.
🔹Inspect hoses, seals, and power cords regularly—replace if worn.
🔹Clean or replace filters as recommended (HVAC, dishwasher, fridge, etc.).
🔹Check refrigerator, freezer, and oven temperatures for accuracy.
🔹Ensure appliances sit level to prevent damage and noise.
🔹Lubricate moving parts like hinges to reduce wear.
🔹Clear dryer vents to prevent fire hazards.
🔹Flush water heaters annually to remove sediment.

🔹Dishwasher: Clean filters, unclog spray arms, run a cleaning cycle.

🔹After each use: Clean cooktops, empty lint traps.
🔹Monthly: Clean oven burners, test heating elements.

Edmonton has many great communities that tend to get most of the attention, but there are hidden gems that continue to fly under the radar. I wanted to share a few underrated neighbourhoods that locals say often stand out for value, location, lifestyle, and overall appeal.

🔴Forest Heights
Forest Heights checks almost every box while still staying relatively under the radar. Close to river valley trails, offering good value, and just minutes from downtown, it’s a neighbourhood many feel Edmonton forgot to overprice.

🟠Grovenor
Grovenor offers quick access to downtown, the river valley, and a nearby LRT line, all without some of the higher price tags seen in neighbouring communities like Glenora and Crestwood. It’s a great option for buyers looking for location and lifestyle value.

🟡Wîhkwêntôwin/Oliver
For those looking at condo living or rental opportunities, this area continues to stand out. Affordable options, multiple river valley access points, restaurants within walking distance, and easy access to downtown by car, bike, or transit make it a strong value play.

🟢Parkdale/Cromdale
While these communities can sometimes get overlooked, residents say they continue to improve. With LRT access, strong central connectivity, and a quieter neighbourhood feel, they strike a balance between city energy and everyday comfort.

🟤Mill Woods
Larger lots, mature homes, reasonable pricing, and abundant green space continue to make Mill Woods a favourite for many Edmontonians. Walking and biking trails throughout the area create a lifestyle many people are searching for.

In case you're wondering, my personal favourite neighborhoods to live in if I could choose anywhere to live, would be either Laurier Heights or Magrath. I always get that one guy a year that thinks he’s smarter than all the economists and realtors and thinks he can time the market.

Of course everyone wants to buy at the bottom and sell at the top. It sounds great, but in real estate, that is incredibly hard to do consistently. 🤔

The reality is that most people only realize where the bottom or top was after the market has already moved. By then, the opportunity is usually gone. 😧

That is why trying to time the market perfectly is often the wrong goal. A better goal is making a smart decision based on your finances, your timeline, and your long term plans. 📝

Why It’s So Difficult 🤷🏾‍♂️

🔹Real estate values are shaped by interest rates, inventory, buyer confidence, government policy, and the economy as a whole. Even people who follow the market closely cannot predict every shift with precision.

🔹What often happens is simple. When the market feels uncertain, people wait. When conditions improve, more buyers and sellers jump in at once. That usually means more competition, more pressure, and in many cases, higher prices.

What Buyers Should Focus On 🎯

🔹For buyers, the better question is not whether this is the absolute bottom. It is whether the home fits your needs and whether you can comfortably afford it.

🌱 Refresh Your Soil
Healthy soil is the foundation of a successful garden. Loosen compacted soil and mix in compost or organic matter to improve drainage and nutrient levels. This gives your plants the best possible start.

🪴 Choose the Right Plants for Your Space
