🍂 A beautiful fall day. A drive through North Burlington. And a home that might have you planning the next family gathering before you’ve finished the tour.

Our open house at 2376 8 Side Road is today.

The owners once brought more than 50 family members together here for an 80th birthday. But it’s just as easy to picture a Sunday roast, a kitchen full of helping hands and a lunch that stretches well into the afternoon.

Today, take a moment to enjoy the view from the great room. Step onto the wraparound porch. Imagine welcoming your favourite people, with room for everyone to settle in and stay awhile.

The owners have made six years of memories here. Come and picture what yours could look like.

If you had room for everyone, what would you bring them together for? 🎂

A milestone birthday? Christmas with both sides of the family? Or a long-overdue Sunday lunch that nobody has to squeeze into shifts?

At 2376 8 Side Road, the answer was an 80th birthday with more than 50 family members.

Now it’s your turn to imagine.

Who’s in the kitchen before you’ve even taken their coat? Who’s telling the same story for the third time? And who says they’re leaving, then stays another hour?

This Sunday, come with your own family in mind.

Stand in the great room overlooking the hills. Step onto the wraparound porch. Picture the summer afternoon that starts by the pool and ends with everyone still talking as the city lights appear.

The owners have six years of memories here. What would your first one be?

🌾 It’s my home. Why would I owe tax when I sell?”

That assumption could be an expensive one when you own a country property.

You shouldn’t have to pretend you’re ready to sell just to find out what your home is worth.

Perhaps the upkeep is getting tiring. Perhaps you’re wondering whether a smaller home would give you more freedom. Or you’re simply curious about your options.

But you hesitate to ask because you can already picture the next question: so, when are we putting it on the market?

You haven’t even decided whether you want to leave.

You’re allowed to gather information while you’re still making up your mind.

An initial conversation with me starts with what you’d like to understand.

We can talk about your home, what still works for you and what has you wondering about a change. You can also tell me that you love living there and have no plans to move.

To give you a useful estimate, I’ll need to understand the property, its condition and any updates. I’ll look at relevant sales and competing listings, then explain a realistic value range and what could affect it. A visit may help fill in the details.

From there, we can explore what that information means for you.

👉🏻 Would the kind of home you want be within reach?
👉🏻 What selling, buying and moving costs would need to be accounted for?
👉🏻 What would a move actually improve?
👉🏻 What do you still need to know before making any decisions?

The answer might be that staying feels right. You might decide to revisit the idea next year. Or you might discover that a move is worth exploring.

All three are useful outcomes.

Sometimes the most helpful thing I can give you is enough information to stop wondering.

If you’ve been putting off asking, you can send me a message that says exactly this: Karen, I’d like an idea of what my home is worth. I’m still deciding what I want to do.

That’s enough to start.

There’s a moment in your everyday movements when you have to stop and capture the setting sun catch the maple trees just right, and the whole hillside looks like it’s on fire. 🍂✨

5 AM alarm for this one.

Justin spent his Sunday morning volunteering at the half marathon in Bronte Harbour, Oakville, out cheering on runners before his real estate day even begins.

Ah, the life of a real estate agent... proud mom moment. 💙

There’s one little thing your city home takes care of that you might never have thought about, until you move to the country. 🌿

If you’ve always had municipal water, you might not think to ask what happens to your water when the power goes out.

In a home with a well, the pump needs electricity. Without backup power, once the pressure tank empties, the taps can stop running too.

Suddenly, having a shower, washing your hands and flushing the toilet take a little more planning.

One question to add to your property visit: does the generator power the well pump?

Country living has plenty to love. Knowing these everyday details helps you feel ready to enjoy it.

If you’re a city homeowner thinking about moving to the country, comment COUNTRY and I’ll send you my guide to moving to the country.

You still love your home. You’re just starting to wonder how much of your life you want to spend looking after it.

Perhaps it comes up when you’re cleaning rooms you barely use. Or spending another weekend in the garden when you’d rather be away.

Then one of you says, “Maybe we should think about something smaller.”

And the other says, “But where would we go?”

So you leave it there.

When you’ve built a life in a home, even thinking about leaving can feel like a big step. There are memories in those rooms. Familiar neighbours. Space for everyone to come back.

You don’t have to decide anything yet.

Start with a quiet conversation:

👉🏻 What do we still love about living here?
👉🏻 What is becoming more work than we want?
👉🏻 What would we want more time for?
👉🏻 What would a new home need to have for us to feel happy there?

Before you count bedrooms, talk about the life you’d like to live.

Would you like to travel without worrying about the garden? Be closer to family? Have fewer stairs, but still room for Sunday dinner?

Those answers can help you see what your next chapter might look like, even if it’s years away.

I’ve attached my Downsizing Guide for anyone at this very early stage. Read it together, at your own pace, and use it to start the conversation.

You can explore what comes next while still loving where you are.
