A few examples I would not blindly follow:

“Always renovate before selling.”
Not always. Some improvements help. Others cost more than they return.

“Wait for the perfect market.”
That usually means waiting forever. The better question is whether the move makes sense for your life and goals.

“You’ll know the right house instantly.”
Sometimes the right house is exciting. Sometimes it is just the one that makes the most sense.

“Price high and leave room to negotiate.”
That can backfire quickly if the home loses momentum.

The truth is, good real estate decisions are usually more nuanced than the internet makes them sound.

That is why advice should be specific to the property, the market, and the person making the move — not just repeated because it sounds clever.

Of course the house matters.

But when families look back on where they loved living most, it usually comes down to more than square footage or finishes.

It is the park nearby.
The ease of getting to school.
The streets that feel comfortable to walk on.
The sense that people care about where they live.
The little things that make daily life run more smoothly.

A great family neighbourhood should support real life — not just look good in listing photos.

That is why when buyers are searching for a home, I always encourage them to think beyond the property and pay attention to the lifestyle around it too.
