While the Fraser Valley market remains buyer-friendly overall, detached properties continue showing stronger demand compared to townhomes and condos. In April 2026, detached home sales in Abbotsford increased 15.1% month-over-month, making them the strongest-performing segment in the local market.

With elevated inventory, softer year-over-year prices, and improving sales activity, buyers currently have more selection and negotiating power than they’ve had in years. At the same time, well-priced detached homes are still attracting strong interest and selling faster than other property types.
