📊 Fraser Valley Real Estate Market – December Snapshot

New listings declined 39% month-over-month to 1,350, a seasonal slowdown that helped shift the market into balanced territory. Active inventory ended the year at 6,965 listings, keeping selection elevated for buyers. The sales-to-active listings ratio rose to 13%, which is considered balanced (12–20%).

Prices continued to soften, with the composite benchmark price down 0.7% from November, marking the ninth consecutive monthly decline.

Benchmark Prices:

🏠 Detached homes: $1,388,400 (-1.2% MoM, -6.2% YoY)

🏘 Townhomes: $781,300 (+0.3% MoM, -5.7% YoY)

🏢 Condos: $491,600 (-1.0% MoM, -7.5% YoY)

➡️ Balanced conditions, more inventory, and softer pricing continue to create opportunity for prepared buyers — while sellers need to price and market strategically.

The fall momentum slowed down last month as home sales dipped across the Fraser Valley. We saw 943 sales, down 16% from October and 17% lower than last November.

Even though inventory is solid, 9,201 active listings, well above the 10-year average, buyers stayed cautious. New listings also pulled back, dropping 26% month-over-month.

Affordability concerns and tighter lending rules are shaping the market right now. With stricter mortgage conditions and higher down-payment expectations, buyers are taking more time before making moves.

But there is a silver lining for anyone thinking of buying:

• More negotiating room

• Benchmark prices easing (Composite down 0.7% to $912,400)

• Inventory levels remain strong
We’re still firmly in a buyer’s market, with a 10% sales-to-active-listings ratio (balanced is 12–20%).

Benchmark price shifts:

• Detached: $1,405,500 (↓0.6% MoM, ↓5.4% YoY)

• Townhomes: $778,700 (↓0.8% MoM, ↓6.8% YoY)

• Condos: $496,500 (↓1% MoM, ↓6.9% YoY)

Fraser Valley home sales increased for the second consecutive month in October, suggesting that some buyers may be responding to gradually easing prices.
The Fraser Valley Real Estate Board reported 1,123 sales through its Multiple Listing Service® (MLS®) in October—up 17 per cent from September, though still 16 per cent lower than October of last year.

Following a brief uptick in September, new listings slowed in October, declining 14 per cent month-over-month and seven per cent year-over-year to 2,967. Total active listings remain above seasonal averages, with 10,121 homes on the market—down four per cent from September but 15 per cent higher than a year ago.

Sellers are increasingly adjusting their pricing strategies to reflect more competitive market conditions, leading to gradual price softening and helping to stimulate activity in a slower market.

The region continues to favour buyers, with a sales-to-active listings ratio of 11 per cent in October, up from nine per cent the previous month. The increase reflects a rise in sales combined with a slight decline in inventory. Typically, a balanced market falls between 12 and 20 per cent.

In October, homes took an average of 42 days to sell for both single-family detached properties and condominiums, while townhomes averaged 37 days on the market.

While these trends show early signs of stabilization, a return to typical seasonal sales levels is expected to take time. As more new inventory enters the market and sellers adjust to changing dynamics, activity is anticipated to gradually strengthen.

The composite Benchmark Price for a typical Fraser Valley home fell 0.7 per cent in October to $919,900.

Single-Family Detached: $1,411,900 — down 0.6% from September 2025 and 5.1% lower than October 2024.

Townhomes: $786,000 — down 1.2% from September 2025 and 5.6% lower than October 2024.

Apartments: $506,400 — down 0.8% from September 2025 and 6.8% lower than October 2024.
