His two non-negotiable filters:
1๏ธโฃ Vacancy under 1.5%
Below the national average, with rental demand that's proven, not promised.
2๏ธโฃ Building approvals under 1%
Because rising rents don't help much if a developer can suddenly build 300 townhouses next door.
That's why Shawn says outer growth corridors often fail the second test.
He'd rather look at the middle ring, where both filters can potentially pass.
And there's another important distinction:
Buy segments, not just suburbs.
A suburb's median price can look average while its 2-3 bedroom entry-level stock is performing very differently.
In a rental squeeze, that's where Shawn believes pressure can concentrate first. ๐ฅ
