Median price is not your budget.

It is the midpoint of every sale in a suburb - different property types, different pockets, all lumped together. If the type of home you actually want skews above that midpoint, you are setting yourself a number that will send you in the wrong direction before you even start looking.

What works better: pull the recent sales on properties you genuinely like and use those as your reference. That is a real budget. Median is just a statistic.
